SDO Unit Size-- Premium vs. Deluxe vs Standard

I'm having trouble determining whether the unit I just closed on is the 1 bedroom preimum or standard one bedroom at SDO. The difference is square footage and kitchen size. The 1 BR premimum has ~700 sq. feet and full kitchen whereas the the standard 1 BR has ~500 sq. ft. and a kitchenette. Also, for retro purposes the 1 bedroom premium probably offers more staroptions.


Now my question.... My deed for the purported 1BR premium says "1 Bedroom Deluxe". So, what do I own the premium or standard? Starwood's online marketing has no refernce to deluxe. Also, I've called Starwood and gotten different guidance on what I'm about to own (although they have been quite friendly calls) Can any SDO owners advise?? Thanks.

Your problem is that Sheraton and its predecessor (Embassy) have used the word "deluxe" to describe both the large side unit and the small side unit at various times (they have also called the small side "standard" and the large side "premium").

The best way I have found to differentiate which unit is under discussion is to research the MF's, currently $463 for the small side. But be careful here as well. Some owners add the SVN fee of $109 (formerly $99) to the MF's; others do not. Also, some owners use old MF's in advertising: $401 (2006) or $425 (2007), plus the $99 SVN fee, but only sometimes. Of course, the SVN fee will never be payable by the new owner because the resort is voluntary and SVN membership will not transfer (absent requal/retro).

So if they quote you MF's of $401, $425, $463, $500, $524, or $572, they are talking about the small side.

The large side runs about $150/year more, but I don't have exact figures because I don't own one.

I just checked the 2008 MF thread, and these were the SDO MF's listed:

Small one bedroom: $463.31

Large one bedroom: $546.04

The best way to find out what you have is call the resort directly (not owner services) and give them the unit number on your deed. They can look up that room number and tell you what it is.

but to be sure - call starwood they will tell you based on your contract.

The original SDO recorded CC&R's called the small one bedroom a "standard one bedroom" and the large one bedroom a "deluxe one bedroom."

Then page down to pages 46-49 (of 134 as told to you by Adobe, not the page numbers posted on the document itself) to see the unit sizes and descriptions. Page 49 of 134 lists the original phase unit numbers and their respective size classifications. (These are all week 1-52 floaters by the way).

A different recorded document (1999-1102901 Page 17 of 54) identifies the phase 2 through 8 unit numbers. It maintains the same villa titles -- standard one bedroom, deluxe one bedroom and 2 bedroom. (Somewhere midstream with these phases, SVO started doing the season thing. So if your villa falls in this list, you should also verify the season that you actually own).

In light of the foregoing, I vote that your "deluxe one bedroom" is in fact the large one bedroom with a full kitchen, but you now should be able to verify it yourself armed with only the villa number printed on your recorded deed.

BTW: If you remove this document number from the search page and enter your name in the name section, you should be able to pull up your deed to verify that it was properly recorded. Do the same for the person who transferred the title to you, etc. until you go all the way back to the original sale from SVO to the first purchaser. Congrats, you just did a title search and should feel good if the chain of custody is complete from SVO to you.

Oh yeah. All of you potential SDO resale purchasers, this type of thing should normally be done BEFORE you close (i.e. send money to anyone), unless of course you get such a good deal that you don't care how the chips fall on these issues.

Nodge, I feel like I owe you legal fees. I was able to look up the second document number you provided. My unit is indeed a deluxe one bedroom, which the first document depicts as the larger one bedroom. That gives me comfort that I own the one bedroom premium. Now, I just have to make sure Starwood places it in its records as such! Now I can see why people find you so helpful. Thanks!
