What is up with the MF at Harbour Pointe?

I like to poke around the historic MF's from Marriotts in the FAQ's. I keep an eye on the ones that have low MF's. What is up with the "Special Assessment" at HP? It seems like it has historically low MF's except for some odd years in 2006 and 2008.
 
Most of the two special assessments went for major renovations (completed in 2007) that improved the resort and ensured that the resort met Marriott's standards. Some of the key elements of the the expenditures included a sprinkler system, external improvements, kitchen cabinet refacing, granite countertops, new entry floor tiles, new carpet, painted walls, new living room and dining room furniture, new bedding and soft goods furnishings.

So, has anyone stayed here lately? Would you say that the resort is now truly up to Marriott standards, or is there a risk that Marriott will drop this resort, as they have done with some others?
 
MF have risen the last two years from mid 600 to the 900 range. This is due to what Dave stated but also major water damage was found in some of the buildings behind the walls due to a leak and it caused the SA to increase far more expercted. It was a necessary repair and unforseen expense. A loan had to be taken out to take care of the added expense. Off the top of my head this adds $115 fee wrapped in the MF bill for 4 more years.

Contract negotiations are in the process of being finalized now. In the past it has been for 10 year term.

I know that you own a week at HP. I am going to Barony on the 27th for the week and I plan on attending the HP welcome breakfast for owners. Hopefully I will get information about the contract negotiations with Marriott and then I’ll post it.

Oh Joyce thank you! It has always been a nice resort and although not ocean front it is in a nice peaceful setting on the cove. When I when to HH last fall the resort was occupied 100%.

Have a good trip.

My next resort purchase will be a Barony Gold week. It is my favorite resort.
