I am still busy figuring out what to buy from Hyatt.

What I want is the following:

1 or 2 skiweeks - new years week and a February floating week both do not have to be ey - eoy will do as well.
If I would use 1 week for skiing, I would use the other week for 1 of the other properties, in May or July/August. I would be most happy with 2 ski weeks though.

I found 2 dev. weeks - these weeks would be exactly what I want.
However, I have been offered 2 very interesting "cheap" resale weeks - and I am about to make an offer. One week is a week 7 / 1880 points, the other is a week 51 / 2200 points. They are not at the same resort (don't know if that is important) I could also get 2 week 51 (not at the same resort) - both 2200 points.

Before I do make an offer some questions because I don't seem to get it...

If I would buy 2 resale weeks - which weeks (week #) would be best to purchase to get what I want? I have read all Hyatt information I could find but this part is still very unclear to me (that is not because of the information provided but because of me) - Most important to me are the skiweeks. Would it be better to own 2 weeks 51?

Which fixed week numbers would be best to purchase to get winter weeks? Is that of any importance at all?

When exactly would I be able to put myself on a waitlist for 1 of the other resorts? 12 months prior to the requested check in date?

Would I be able to put myself on the waitlist for 2 consecutive weeks at 1 resort? If I would own a week 7 and 51, could I do the waitlist-thing for both weeks at the same time?

Would I be able to be waitlisted for more than 1 property for the same week?

What happens when the waitlist-thing doesn't work? Are these waiting list weeks always confirmed 6 months out?

Did I understand correctly that you cannot "rescue" your points to the following year?

What do you do when you can't use your week(s) and are not able to rent them? I guess that is the same for all other companies but I do like to have the ease of just using hotel points - don't have experience with resales :eek:

Sorry for all the dumb questions but at first I thought I understood the system, however, when I am trying to figure out anything specific I just don't get it anymore.

Last question: What is wrong with the Hyatt Hacienda del Mar? These weeks seem to be so "cheap"..?!

It sounds as if you are looking for New Year's Week every year or every other year? Which resort would you want to go to? That would be week 52, a Diamond week. What size unit would you want? If you don't own the exact holiday week that you want at the exact resort, partial weeks may not match until 60 days out. Full weeks can match up to 12 months out, but it all depends on whether an owner gives up that week.

If you are flexible for your February week, does that mean you aren't tied to school holidays? Which resort do you want for February, how long do you want to stay, and what size unit?
 
Both skiweeks could be every other year.

Indeed, one week would be 52 - the other year is always February but floating 7 or 8 (we do have school holiday then)

I would need at least 2 bedrooms.

It sounds like I really better buy what I want...correct?

I don't really care which resort - as long as it is a ski resort. Of course I want Aspen but .... .

I was sort of hoping that if I would need week 8, chances would be more or less ok..?
 
On the other hand - I just got a message on my voicemail from a rental agency - they have a Main Street Station rental 2 bedroom week 52 - asking price is 1500$.

And, a Highlands Inn (that's the name, right - the resort in Carmel) week 29 for 1000$.

That gets me thinking.....although the resort in Carmel week 29 is not high season...

What rental agency is that? I'd like to be on thier list for those prices at those locations. If your getting prices like that then it doesn't even pay for you to buy.

Rental agency = Timeshares Only.
I know how people feel about them, but on the other hand, if I rent from them, that just means that someone does not have to worry about the mf's, right? They ask 40% upfront and the rest 8 weeks prior to check in.

They ask for 20% commision but I offered the prices including the 20% (yes, when it comes to cheap....). And got both weeks I was looking for.
I also have a week 16 Coconut Plantation.

And they came up with a Marriott Newport Coast - week 30.
900$ - I am happy.

BUT I still like to know which weeks I would buy best as there is no guarantee that I will always find the weeks I want. Or would I now just be silly to buy?
 
1) I do not own a Hyatt, but financially if you can rent what you want for a decent price why buy?

2)Renting is a great way to try out a home resort before you buy.


We visited Coconut Palm on a tour and it was very impressive layout,interiors,location and amenities. I also like the area.The only thing that we did not like is the lack of direct beach access. We are beachlovers so that is key for us and really was the sticky point. Now that we are empty nesters we can be more flexible with our vacation time. They did seem to have great ski locations.

3) I would also very much like to visit Carmel. I was told by the CP Hyatt rep that there are hardly ever weeks for exchange at Carmel because of high owner occupancy. That is also important for you to consider when deciding on a home resort. The rep was very professional and there was no pressure.

Wasn't there some benefit that Hyatt resaler owners could not take advantage of vs someone who bought developer week? I am still learning myself.

If you buy resale you don't get the Hyatt Hotel exchange program. IMHO, the difference in price between resale and developer far exceeds any value you could get from the Hotel Program.
