Marriott's Newport Coast Villas Future Developments

As folks have seen from my other post, we are interested in purchasing at Marriott's Newport Coast Villas (NCV). On the tour our rep talked about some items that they would have in the future and I wanted to get the take of other Tuggers as to whether or not they had heard the same or maybe some insight.

A few key points were the VERY small gym facilities and the lack of day care onsite. The sales rep stated that once the resort had sold out (2 years by their estimation) that they would convert the sales office into a large gym/spa. Also, I know they have MAZE which is a very nice amenity but it would be helpful to have some onsite day care (at least a couple/three hours). The sales rep said that this was suggested by multiple owners at Marriott and that they would be putting something together (and that it had always been in the plan).

Although these will certainly not stop us from buying @ NCV (heck, the whole family is at an Extended Stay America huddled around in one room) it would be nice to know that these two points were being addressed.

I'm aware of two gyms: one in the check-in building and one by the tennis courts. Both are small, and both are considered temporary until there's a larger, permanent exercise facility.

For years, they've been saying that the current, large 2-level sales facility eventually will be converted to a restaurant and a permanent exercise facility. This makes a lot of sense, and I believe it will happen. Presumably the upper level would become a restaurant and the lower level would become a spa and gym. There's probably room for more.

I think that it's optimistic for the sales person to say that the resort will be 100% sold out in 2 years. (I could be wrong.) There are still a significant number of additional buildings going in. And once the resort is sold out, the conversion of the space could take another 6-12 months.

Finally, while I think a large gym will happen, I wouldn't expect on-site day care. I'm not saying it's impossible, but I haven't seen permanent day care facilities at other Marriott Vacation Clubs either (just occasional "parents' night out" events).
 
I would expect, in the current marketplace, that the sales office will likely remain until around 2011-12. The upper section, though currently under construction, is still in the early stages. If they're on-track, it should be done in late 2009. I doubt the units will be all sold by then.

Doubt there will be any on-site day care facility. Too much liability. The concierge can arrange for private day care, IIRC.
