Newport Coast Villas

Marriott’s Manor Club at Ford’s Colony
We just matched for an October week at the Newport Coast Villas in a two bedroom/two bath unit. I am concerned about the many negative reviews I’ve been reading about the resort: old units in need of repair; construction noise; rude staff, etc. I hope these disgruntled individuals are in the minority. Our primary reason for going to CA is to visit our daughter.
 
Have you read the reviews on TUG, which will usually be from timeshare owners and probably more accurate.
 
We go to Newport Coast twice a year through an exchange. It is one of our favorite timeshares. We were last there in March and had a delightful time. I haven't experience the issues that some people on Tripadvisor pointed out. I saw the review about construction at one of the pools but that was dated February and was complete by my March stay. Also, they have 3 different pools, so if the person writing the review didn't like the noise, they could have used the other two pools.

Most of the Tripadvisor reviews are pretty good with an average of 4.3 out of 5. It is a little surprising that there were as many negative reviews. Also, there were a bunch of "polar opposites" - - Some one and 2 star reviews versus a majority of 5 star reviews. Many of the negative reviews were written by people who were posting for the first time or had only written a couple of reviews. One fellow had written 13 reviews previously and his average satisfaction score was around 2 or 3 stars. I've read that sometimes disgruntled employees or competitors will write negative reviews. I don't know if that is the case here or not.

Take a look at the reviews on Tug2. The average is 9.18 and the lowest review in the last 5 years was an 8. I think that this speaks volumes.

Personally, I wouldn't worry about that Marriott. I've been there perhaps 20 times and always enjoyed it. When I'm staying at a timeshare (actually every timeshare) I always ask for a top floor unit because you never have people above you and you are more likely to get a better view. I recall having an internet problem once at Newport Coast for a couple of days, but I set up my cell phone to act as a hot spot for a couple of days. In March there were no wifi problems.

This is kind of humorous so I thought that I'd share it.

There is one fellow on Tripadvisor who wrote 12 reviews one of which was on Newport Coast. (K4021IGstephenj)
His review average score was 1.6. His highest scoring review was a 3.0, with the remainder largely 1's. In my opinion, it is a shame to go through life with such a negative attitude or have so many bad experiences.

I wholeheartedly agree. To OP, what resorts do you normally frequent that you like the best? I consider NCV to be one of the top resorts in the MVC portfolio in both location, weather, and facilities. I am sure you will find it compares to resorts you like to go to, and have a great time.

Absolute favorite resort in California and near Disneyland. Love it there.
 
I'm an owner and have been happy with the every stay at Newport Coast.
Sometimes MORE happy, always based on unit location.
There are a few units that would be disappointing.
An exchanger is more likely to end up there -- low floor, parking lot view.
 
It didn't meet or exceed our expectations when we visited in 2024, but it was fine and I don't have anything overly negative to say about it. It just wasn't up to the hype we expected.
 
We own there and love it. I wish the units were lock-offs rather than only dedicated two bedroom units, but that’s the way the resort was built. We have always had a good experience other than with the sales team, which has a bad reputation. It’s best to avoid them.

Curious what you didn't like about it. It certainly is not like a Hawaii resort, if you just want to stay and lie around a pool all day.

It is more about the surrounding area, Newport Beach, Crystal Cove, Dana Point, Salt Creek Beach. Restaurants, beach, surfing and the like. But you certainly can chill on a lounge chair and enjoy the many pools as well.

I think I've mentioned it here previously, but it is mainly the dirty pool area. I think you, or someone else, mentioned that it might have been ash from recent fires. Anyway, they need a good pressure washer on the pool decks, not just hosing them down which does nothing. Then there were the tired rooms, but that was before the round of renovations and not overly an issue. The other issue was rude and inconsiderate "owners of 25 years" who thought the pool belonged to them and only them. Most of these could happen at any resort though, but first impressions do leave a lasting impact.

If you’re worried about reviews you’re reading anywhere but on TUG, take them with a grain of salt.

Timeshares are different than hotels and anyone who rents a timeshare expecting a hotel experience is going to be disappointed. I also feel I have to read between the lines on sites such as TripAdvisor. I feel as if a ,out of the negative reviews have an agenda. When someone post a negative review that doesn’t jive with experiences of others, I’ll look at the reviewers profile. How many reviews do they have under their profile? If they have several, how many are positive reviews vs negative reviews? Basically, I want to know of their review is a legitimate review or just a one off, “I’m pissed at someone at the resort so I’ll post a negative review” thing.

We’ve been staying at Marriott resorts since 2001 when we became owners. Some we enjoy more than others. Sometimes there’s a design flaw in a unit we don’t enjoy. Sometimes the location doesn’t live up to the hype. However, the overall experience with the resort and the accommodations has always been more positive than negative.

We’ve been to Newport Coast twice. Both stays have been enjoyable. It’s a large resort and has its own shuttle to get you from one end to another. The rooms were comfortable. The resort grounds were well maintained. The overall vibe was relaxing. It’s a typical MVC quality resort.
 
I haven't personally been to Newport Coast. That said, while the TUG reviews are (presumably) by Timeshare owners, and possibly more in the know people, I also find that they trend higher than I would rate places. I'm often 2 points lower than the average. I don't think I'm an unfair reviewer (though who does?) - you can look at my abridged reviews for free, or at my TUG reviews to get a feel, as well as my free Youtube videos. What I am is somewhat methodical and try and follow the TUG rating legend.

For instance, I might have a lot of fun somewhere like HICV Oak N Spruce, and even recommend it quite a bit, but can't give it higher than a 6.5 simply because the beds made it extremely difficult for me to sleep at night.

Anyway, I've seen enough TUG 8+ average ratings at places that are firmly (for me anyway) 6.5 and below, so I'd still take them with a grain of salt.

OTOH, I've seen enough forum posts unsolicited talking about how much TUG members liked NCV that I certainly would love to try them, but IDK if I'd ever get a 2BR with my third party traders.

It was someone else that claimed there were local fires. I didn't see any evidence of them and we certainly hadn't heard anything in the news about them prior to our visit. September 2024 was our first, last and only time there so far. My guess is, if I were to walk through the pool areas today, that they would still look the same today as they did back then.

They only have 2 bedroom units.
 
I went to an HOA meeting a few years back at one of our Colorado resorts, a very average place with zero amenities that we use, but we do like the location next to the confluence of the Fraser and St. Louis rivers. Anyway, it's pretty old and decrepit and deserving of the bad reviews. Imagine my surprise to talk to a person who owns at that resort and recently exchanged into Marriott's Newport Coast and telling me that as a Marriott they expected something nicer.

I was shocked to hear her disparage Marriott. She traded a Twin Rivers 2 bedroom for Marriott and thought it was not as nice? It was so ridiculous. She expected daily housekeeping, apparently, because it was a hotel timeshare. It was her only experience with exchange and she was disappointed. There are people who are so attached to their usual experience, they cannot even have a stellar experience and appreciate it.

What is a "hotel timeshare?" NCV is a purpose built timeshare like most MVCs, no hotel component.

Perhaps a hotel branded timeshare, like Wyndham, Hilton and Holliday Inn?
 
Hilariously the only timeshare that I've been to that got daily housekeeping if desired was my worst rated timeshare ever and yardstick for "low quality", Villa Roma!
