which one? CA? In CA, I think there are 2 of these, there are other 3 bed grand penthouse OV units but only 2 like this plus there are some in bldg 8 but those are the 3 bed penthouse plus units. The other 3 bed penthouse have smaller hot tubs or no hot tubs and smaller balconies. Not sure about the sq ft though. Ours was over 3k sq ft.

It is an incredible property.....highly recommend it and use the HH experiences to book the massage

or, at WA Cabo? If so, only 2 in bldg 1. The side units are 1 bedrooms, I think. The vista unit is the top floor and bldg 1 is the closest to the beach of any of the units, except a couple villas. The standard reward is a king coastal unit but the Diamond HH upgrade gets you the King Deluxe OV unit...and then they upgraded us again to the King Deluxe Vista OV unit....same unit as the other OV but the top floor so better view. For me, I prefer bldg 1 since it is right on the beach. The other building have a view across stuff like pools and other bldgs.

We are headed to Zemi Miches AI today. 5 nights points (400k) and 2 FNC. I think it may be 130k HH points now since we booked it. Already upgraded from standard Garden room to Partial OV room pre-arrival. Obviously I will request one when we arrive tonight. Will post a full review latter in the trip. So far so good!

I am always looking for better than average uses of the FNC awards. I am liking the one I did today, but I am always looking for good suggestions going forward.

Reward is equal to 110,000 HH points, cash rate would be 637 GBP or about 784 USD per night.

That completely covers the annual cost of the card. All other perks are just gravy now.

What good use have you found and want to share?

Looks very nice. Great rate. How long ago did you book it? I checked and it is 130k HH per night 5th night free. When you use points does that include the AI?

I book 7 nights 2 FNC and 5 on points 400k HH. I booked this last year before the devaluation so I figured it went up. Yes it’s AI so no extra fees.

Awesome ... we are going to go soon. They have April availability before sargassum season and according to AI sargassum doesn't direct hit there anyway. Is it worth it? Got some HH points burning a hole in my account. Maybe we will use some FNC as well.

I’d give it like an 8.5 so far, mainly because the service has been a bit slow. My wife says 9 out of 10. Definitely Conrad level when it comes to the amenities and the room decor, excellent overall.
