New HGV Owner. Should I cancel?

I attended an HGV sales event today. I signed up for 8,000 points with 32,000 upfront bonus points for $32,000 and $0.20/point for maintenance and $329 membership feels annually. I’m reading online and seeing people say that you should run away from HGV. Is this a good deal or should I cancel while I still can?
 
Cancel. The instructions are in the contract. If they only provide an address, then send a letter saying that you want to rescind, include the contract number and info about what you bought, your names, and all owners sign it then send certified USPS.

You can get 8,000 point deeds for free but there are better deeds. Look in the TUG marketplace at some listed there.

As a fyi, we have over 100k HGVC points and spent about $30k...all resale.

Btw, we like HGVC and have owned for over 20 years but resale is the only way to go and if you just want to use various properties, then focus on a good resale deed, ideally 11,200 or more points and ideally 0.10 or less MF/pt
 
We’re foreclosing because the dues go up between 8-12% a year. So depends on how much money you’re willing to spend. We have had wonderful vacations at most of the resorts. They are very nice but the supposed “updates” are really very, very strong sales pitches which often contain lies. If you can promise yourself you’ll say no each time you can be god. But 40,000 points are not going to be enough to go most places. Have them show you when you can go somewhere you’d like to go with 40,000 points.

Couple things here. Most do not go up that much each year, you can look at the MF sticky to see the increases by year or go here, http://hgvcmfs.com/default.aspx

You can run reports by property and see the MF changes by year.

Next, you can get many stays with 40k HGVC points but 8000 annual pt deeds are a 2 bed gold season and don't have the best MF/pt

Remember the 3 Rs:
Rescind ASAP
Research (at TUG)
(Buy) Resale

2nd & 3rd R can wait
1st R must happen asap or you will be stuck with this forever...

We've acquired three resale deeds in the past few years. The key is buying resale - this is really the only way this works from a financial perspective, in my opinion, of course.

I usually head to Hilton.com and look for my dates and the specific resort to see what the rack rate would be for that same room on the same dates - as compared to my maintenance fees, it is usually a good amount less. Therefore, for me, it makes sense to hold onto the deeds. As others have described, you can be much more meticulous with the math but I like to keep it simple. So long as the HGV membership makes financial sense, I'll keep them. Plus it "forces" you to take your vacations each year... like we need another push to get away 🤣

Cancel! Cancel! Cancel! As if your life depended on it. Do not delay.

8000 points is a typical week. Availability is an issue in many cases.
 
There are two companies which use the name Hilton. Hilton Grand Vacation Club (HGVC- HGV) and Hilton Vacation Club (HVC) Buying these resale are a very different thing.

The typical week at HGVC is 11,000 pts for a 2 bedroom in peak season (platinum) OR about 8000 points for a 1 bd or a 2 bd in gold season. Most HGVC resorts are generally "top of the line" resorts. Buying these resale will cost you real money ($5k-$10K) and resale weeks are treated about the same as a developer bought week.

Hilton Vacation Club (HVC) was for many years Diamond Resorts. Their resorts vary greatly in quality and resales are CHEAP. Resale owners are treated much worse than developer purchased owners . And the number of points needed to reserve weeks is much higher than HGVC weeks

I expect that you were sold HVC (old Diamond system) trust points. If you keep this purchase, you will have a very hard time giving it away when you want to get rid of it. In fact, I am sure that you will need to pay (by paying closing cost, next years MFs) someone in order to get rid of it. That should tell you what it is worth. Your decision.

I just randomly selected "Beach and Ocean" after visiting ebay's Timeshares for Sale listings. And, if you scroll down, you'll find a number of HGVC timeshares that people can't give away:


There is one in Hawaii that has a bid, as I recall, of $671 but that is apparently because the seller has prepaid the 2026 maintenance fee and is not asking the buyer to refund such payment.

So it looks like paying $32,000 for those 8000 HGVC points may be a tad on the expensive side. Great for HGVC, great for the salesperson, not so great for you.

By the MF's, it sure seems like its HVC (former Diamond) than HGVC. I agree.
