Vacation Village at Parkway Rental

Hi, just wanted to know if anyone else had this issue, we rented our unit out July 2025 ( Vacatia took over vacation village at parkway) just today received the rental check from them in the amount of $250. never had this small amount before was always at least $900. Can’t get anyone to answer phone only an AI voice saying a real person can’t come to the phone at this time try again tomorrow!! I can’t believe the unit rented out for only $400 & after their commission we got $250. What’s happening!! Has anyone else experienced this?? Thanks for listening
 
Wow -that is low! Did they just rent it for a weekend or a few days?
The few times we have rented our (not-VV) timeshare we have done it ourselves. Lots of info and tips on renting it yourself, even a sample contract, in the Help & Advice section in the blue banner at the top of this page.

It looks like they rented it out for the week!! But how do we really know for sure!! I really think they pocketed the remaining amount, there’s no way it was rented out for only $400 when other years it’s been rented out for $1400. or more, I usually put this towards the maintenance fees & makeup the difference, but this year it’s a big difference!!!

They should be providing a statement of the rental with how many nights, the total rental income, their commission, amount paid to you. Have they done that in the past? Have you asked for one?

Sounds like they just rented it out as a discounted promo package to sign people up for a presentation.

I posted almost the exact same thing this morning regarding our rental income as being crazy low, same amount as yours and mine is VV Grandview.
 
Lots of reports online about this happening since Vacatia took over Vacation Village. I think they have a ton of their own inventory and are trying to get a premium for their own stuff first and owners be damned. It was good to own Grandview while it lasted, good pt/fee ratio, but the resort has gone downhill as of late.

I can tell you what happened. It happened to me.
I own an oceanfront unit that I used to rent for $250 a night netting me $180 after commission for many years. Since Vacatia took over they give me $30 a night for my 2 bedroom unit. Why? Because they deposit it into a pool for the month of all the good and bad units in the resort. Meaning that the dumpster view units get a share of my rental income now. Why? Because we now have communism in our system.
They don’t want to leave anyone out. So the good units subsidize the units that don’t rent.
So I get $30 instead of $180.
They think this is fair.
I am done with Vacatia.
I am letting my unit go into foreclosure.

Developer units are probably included in the 'Dont want to leave anyone out'
 
have seen similar complaints from grandview owners as well... wonder if its a new vacatia "undocumented feature"...or the rental market is just depressed for 2026.
 
Have you read your contract?
Your rental payment should be based on the gross rental, less commission and travel agent fees.
They can change the commission at will, and can't control any travel agent fees, but they still need to base on your gross rental payment according to the contract. And they can't change a contract without consent of the parties.
If you think they underpaid you, the first step (in my opinion) is to get the gross rental amount from them. You're entitled to that.

For what it's worth, I'm still waiting on my 2025 rental payment (October, Grandview). I've been told for at least six weeks now that it was in process, then suddenly they're still delayed, then we're back to in process. I'm not believing any of it at this point until I see a check. I was assured yesterday that my check should be received this next week as they're working on the October rentals now. If I don't have a check, I'm going to file a small claims court action.
 
We have owned VV Bonaventure for 20 years and rented unit 605 for week 37 about 10 years and always got a check back for around $850.
This year we got $250 of $400 for whole week, both units. I looked up their rent rates for that time frame and they are renting for $500/ week.
So, they must have lowered their rates and we get $250/week.
We paid our 2025 maintenance fees and gave our unit back, had to give a medical reason. They charged us $200, (now $1200) but we are out of paying $1400+ for 2026. If we could, would go back and rent that week for $400. Good luck all with Vacatia.
 
Just looked up VV Bonaventure, week 37. They are renting deluxe one bedroom for min. $798/week. So, why are we getting $250? We would receive to get $500+ for the 1 bedroom before.

The fact that Vacatia is involved in all of this is not good. I’ve been dealing with them for about three years and having to deal with them delaying my request to deposit my week with RCI and you have to keep on top of them. I recently decided that I’m having nothing to do with Vacation Village at Parkway or the other Timeshare I own in Fort Lauderdale. In reviewing boat, resource financial statements, roughly 30% of owners do not pay their maintenance, simply because they’re tired of having to deal with stupid.Good luck with dealing with them. And finally, I’m checking RCI for 2027 my usual venues in South Florida in Weston shows absolutely no inventory, all thanks to Vacatia not processing deposit request with RCI.

It’s as if they are mismanaging on purpose to make things impossible so more owners walk away. Then they can just do what they’re going to do anyway with these ailing resorts. It’s a death of a thousand cuts. Just get it over with already.

Vacatia takes over. Fees soar. Rental income down. Sounds like a trend This convinces me not to use their rental pool.

Definitely don’t give them your unit. Either use it yourself or deposit it for exchange. If you can rent it on your own you might do better but honestly it’s difficult.

Thanks everyone for your input & this will probably be my last year dealing with with this timeshare, I’m going through a divorce & won’t be able to afford the maintenance fees & my doctor doesn’t want me to travel with my chronic back pain & I’ll only have my disability income now, if I have too will just stop paying the fees, the timeshare loan is paid in full, so I’m not worried about it, thank you again
 
They should be providing a statement of the rental with how many nights, the total rental income, their commission, amount paid to you. Have they done that in the past? Have you asked for one?

Yes I did get that but it only has the amount rented out for, doesn’t show how many days or weeks just amount & their commission that they took

Just an FYI that SSDI and SSI are protected income that cannot be garnished. Not that they will do that but you will have people tell you that they will. I will tell you from my personal experience that they won’t. I don’t have a mortgage and have let 3 vacation village units go into foreclosure and they don’t do anything but send a few notices of threatening letters that go nowhere except eventually to foreclosure and release of your responsibility of ownership.

Chriskre provided an excellent and accurate description of the current VACATIA “rental pool” process.

All rents are put into a pool of funds, from which Vacatia admin fees are deducted before the remaining funds are distributed equally to all owners who have made a deposit into the rental pool. The payouts for high seasons and larger units should be higher due to those 2 factors, but otherwise everyone receives the same payout.

Owners of premium units received the same payout as owners of low value units. Additionally, owners of units that remain vacant receive the same payout as owners of units that were rented. As a result, the payout an owner receives may be far below the rental fee charged by Vacatia.

Due to unique situations, for the first time ever I’ve listed 2 of my Fort Lauderdale Beach Resorts (FLBR) units with Vacatia this year. They were for weeks 3 & 4 so it’s too early to find out what level of payout I will receive. Hopefully, it will cover maintenance fees, but the experience of other owners, as expressed in this discussion, makes that goal much less certain.

Isn't that the property they're trying to get all the owners to deedback or switch to a different property

We received $250 for our two bedroom for our rental Thanksgiving week 2025 (Gross amount was $400). What a ripoff. Will never rent with them again.

We had the same problem. Supposedly they rented our 2 bedroom (deeded) unit for the week of Thanksgiving 2025. We received $250 (gross amount of rental was $400). When we put our 2 bedroom unit in for rental last year, Vacatia wasn't even on the scene. This is a deliberate ripoff. We didn't receive a breakdown on the rental (days and cost) and trying to get a hold of someone over there is a joke.
