Fairmont times shares

Hi. I’m new to this so not sure if it’s the right place to discuss. I have a timeshare in fairmont which is owned by Northwynd Resort Properties and we use it every 2nd year from Jan to may. To start with, we love the location and our resort.

I also understand that costs rise, renovations occur and things led to and our maintenance fee gone up quite a bit in the last 15 years.

In the past few years I have asked the owners if they could explore having pet friendly suites so we don’t have to leave our family member at home or in a kennel. They were reluctant and didn’t seem to appreciate the question.

A few years ago we traded in our resort weeks and transferred to osoyoos to share where they have a pet friendly accommodations and loved having our dogs with us for the time. We did miss fairmont location though.

I received my biannual bill and budget information last month. Once again I asked about pet friendly suites and also asked about the vacancy rates in the offseason (to which they said was pretty high), which I mentioned that if the and marketing team promoted this winter area there would be more revenue and hopefully keep our increase lower.

They seemed a little hesitant about this idea and even told me they they don’t have any marketing or sals people to do this.

Any suggestions or members coming together to help the resort or put more pressure for dog friendly suites or ways to get group together?

The staff at Northwynd Resort Properties have been fantastic with any questions and bookings, so not sure if there is someone else we could be talking to higher up?

Typically it's the timeshare HOA board of directors that would vote on whether or not to allow pets, or to spend money on marketing, etc. And depending on the bylaws some things they might actually have to put to a vote by all the timeshare owners at that particular resort, but that action would need to be taken by the board. If the board isn't responsive, you might need to go so far as to run to become a board member yourself. Keep in mind that the vast majority of timeshares do not allow pets for a reason, including but not limited to concerns around other guests who might have allergies. There are also additional cleaning and maintenance costs associated with having animals on property, so allowing them could raise annual maintenance fees further.

Thank you very much. I believe Northwynd is owner by a corporation and I only receive emails responses and talk on the phone with representatives.

If it is an actual timeshare, then usually it means the timeshare owners collectively own the resort and it is simply managed by a corporation that hires the staff that does the day to day operations. There would still be an owner's association, with a Board of Directors that makes actual rules and oversees the resort manager.

One other way that some timeshares work is that a land trust actually owns the inventory. Individual "owners" are beneficiaries of that trust who often get "points" to use to reserve inventory owned by the trust. Often, but not always, the trust will own inventory at more than one resort. Timeshare land trusts also normally have a board of directors, usually also elected by the owners/beneficiaries.

Of course, there are always different ways of doing things but that is how it usually works. You'd need to find out the specifics of how your particular resort's timeshare system is organized.

I would doubt that there are many members on TUG that have a timeshare at Fairmont. If the huge assessment and lawsuit didn't scare you off more than 10 years ago there are many of us who will never go into one of Northwynd's properties again. Mountainside is owned separately and we would go there. Although it is more rustic (it has been years since I stayed there) the location right in the trees is lovely. Although I loved that valley and spent more than 10 years out there (in a trailer park on the lake) we have moved on to Kelowna. Northwynd ruined the valley for us.
About getting the rules changed to allow for dogs in timeshares I doubt it will happen. People are told when they buy a timeshare that pets aren't allowed and many of us do not want to see that rule changed. Many would actually like to see a crackdown on pets being smuggled in or falsely claimed to be a support animal. Although some pet owners are very responsible pet stays require at the very least extra cleaning.
The advice you received from Spronger is a good place to start to try and get the rules changed, but I think you face an uphill battle.
