Enrolled week with best maintenance fee per point in US

Curious since I am looking at a hybrid. What location has the best MF per point value?
 
This is a good place to start. Click on the Cost Per Point tab. If you need more current info, you can always recalc by using MF Sticky info if you wish. This Google doc is kept as reference at VacationPointExchange.com


 
Beware of some Florida resorts due to the large increases in reserve requirements and poor expense management. Ocean Pointe's MF's have increase substantially over the past three years and are now have very high costs per point.

Actually, my OP weeks are some of my lowest cost per point: 4325 points > $2923 MF = 0.68 per point for this year
 
Its usually the fractionals that can get you down below $0.50/elected club point from what I've read.

That is significantly different from mine - I am Platinum season, Oceanside 2 BR every year. Is there that much of a difference in MF for Oceanfront??

I can convert my Platinum week to 4325 points, I guess that is the difference.

Not certain it’s the best point to MF ratio, but Grand Chateau in Las Vegas is one of the better buys.

As above, I would stay away from the FL resorts. With FL’s newer reserve requirements it could get ugly. I’d also stick with a platinum week regardless of where you consider. MF are pretty much the same regardless of season at most resorts, but platinum weeks and the better views get more points as illustrated above.

The problem is that the MF's are virtually the same (except property tax) regardless of season. Many of us bought Silver and Gold because the initial cost was much lower and we used our weeks during the lower seasons. The Bonvoy point allocation made things even worse. I would definitely have purchased a platinum season on Hilton Head at a big 3 rather than any Singer Island resort had I known then what I know now. Regardless of season, MF's at Ocean Point have increased more than any of my other MVC resorts over the past 4 years so their cost per point has increased for all.
 
Not available for hybrid or in US but, Marriott Phuket Beach Club "Platinum" 2026:

Exchange rate @ 1/4/26 = 31.45
2026 Maintenance Fee = $1,257.89
2026 Maintenance Fee per point = $0.3847

Grand Residence fractional shares may beat this?

I think it's more complicated than that. Best per point is going to be Marriott Grand Residence Club, Lake Tahoe but it'll be a chunk up front and must then be enrolled. After that will be things like HI Platinum plus OF or Aruba OF Platinum plus. Crystal shores OF can also have a low year fee on a per point basis. The reason I said it's more complicated is the up front costs are not going to be there AND they are unlikely to be available for a hybrid.

I'd suggest looking at where you might like to stay repeatedly like HHI or MB Platinum for a hybrid though there are better ways to proceed if your goal is points. If you're mainly trying to get points, I'd look at buying a week(s) resale such as HHI Platinum then enrolling with a purchase from Spain.

From a point for fee standpoint the Grand Residence is the lowest by far that one can reasonable get including all costs. It's been a while since I dug into the details but I think there was one or two top end options for Crystal shores and maybe Maui that were even better on a fee per point basis but not realistic for purchase. IMO the fractional are the cheapest way to get a large volume of points for a controlled up front cost and lower per point yearly cost. However it's a large up front purchase and limits one to points only otherwise. Plus with the recent conflict between the resort and MVC, there may be added risks. For most buying GOOD options they'll actually consider using while keeping in mind the inherent value, cost and fees is best. Unfortunately the only options to enroll that may any sense at all are enrolling using Spanish gold weeks.

There are some specific requirements for buying GRC including buying from an authorized reseller. The enrollment is a more fixed option and not limited to the yearly seasonal program that's been floating around the last number of years. You just need to dig into the options and educate yourself so you're aware of the intricacies which I am not though there are those her on TUG that are.

What is your goal at this point?
 
There may be some options through Buying and enrolling Vistana weeks
Maybe buying a unit that would convert to substantial abound points resale and then a $10k developer purchase for 1 unit (+ additional $5K purchase for each additional unit you want to convert) to requalify the resale purchase(s)
I have not actually figured out the exact math but from what I have read on the Vistana threads this MIGHT be more cost effective than anything other than the fractionals

........and you pay top dollar to initially obtain that week on the resale market or thru Marriott.
And even more through Marriott resale department since the OP was asking about hybrid/bundle packages.
 
NCV Week 26:

5300 points for $2000 in MFs (plus taxes of about $200 billed separately, but that will depend on the purchase price). Gets to around $0.42/pt.
 
Lots of top weeks will get you under 50¢ PP. GC 2 BR Platinum will, Grande Ocean Platinum both views will and around 40¢ PP for OF. The problem with most of these options is the up front costs. Still one must consider their own personal needs, wants and goals. The 3BR at GC does trade as a 1 & 2 BR which is a plus if one can buy in for a cheap enough price. GC has a lot going for it including it's an Elite resort rather than Premier, has some of the lowest fees, has a good fee ration if enrolled and has a broad Platinum season.
 
Top
