Ownership Experience: The District

Use LT transfers like @Eric B (rather than Judi's preferred closing co, with higher closing costs)...
DO share your experience also on how that goes (hopefully very well, like Eric B)..

Went with another broker (John Kushman). Purchase price and closing fees were less than just her advertised closing costs so didn’t bother with negotiating with her.

+ May be Maxxed (which would be a downgrade from EP)...
Some have been Cinderella Maxed, which is not nice as EP, when you have to call to de-Max yourself & overnight the system resets & you are Maxed again & lose your EP benefits including GCs, point saving fees etc..

In 2026, District MFs increased at a lower % than our Elara fees for the same unit type! I was surprised to see the District MFs per point are lower than our Elara bHC deeds.
 
Are the MF’s at The District being subsidized by Hilton? I assume they aren’t as the resort opened in 2017 and is likely sold out.

Also, what are the club dues for all-inclusive now?

Elara bHC are fairly extravagant & hence have (much) higher MF costs (esp as regular HGVC Elara deeds are fairly efficient for MFs esp for 1 BR Grand or Grand Plus or Grand Premier Platinum (for MFs/pts)...

Yeah, for sure no competition between a 2BR District vs an Elara bHC 2BR Premier.

Aside from the owners lounge, I’m surprised District even qualifies as a “Hilton Club”property. Not complaining! I'll take the preferential MF ratio over a deed like Liberty Place any day!

Don’t get me wrong, Liberty Place is one of my top destinations, but I’d never own a deed there. Flabbergasting MFs.

Is Liberty Place that good? IT's perfectly between Mytle Beach and Hilton Head. Perhpas for my next visit to either beach, I should fly here and stay for a couple of nights.

I enjoy it because it's one of the few properties we can (or care to) drive to. We're not beach people, so Myrtle Beach is out. Charleston is a cool town, and Liberty Place is well located - just close enough to the history and the action to be walkable, but just far enough away to be peaceful. The property is well-appointed and more adult-oriented.

My only gripe is that it can be challenging to get a room during the high seasons (Spring and Fall, especially). If you decide to check it out, book it well in advance!
 
I've owned my EOY 1BR District for about 5 years and have stayed there 5-6 times, but haven't been there in the past 2 years.

Here are the things I like: 1) Location...agree with everything you posted and have taken the train from BWI to DC's Union Station and then the Metro to Dupont Circle which is about a 10-15 minute walk to the District. The Foggy Bottom Station is about the same distance. 2) The Owners Lounge provides a nice place to relax and have some extra space to eat either breakfast from the Embassy Suites downstairs or take out from restaurants. Surfside is one of my favorites. https://surfsidedc.com/dupont-menu/ There is a Owners reception in the Lounge I think every night. We just used it to have a glass of wine or beer before heading out to dinner....Can't remember what kind of appetizers they served, but some owners attacked it with elbows up;). 3) Staff has been pretty engaged and helpful while I have been there. 4) Ownership gets me All Inclusive that waives all reservation fees system wide---that's probably the biggest plus for me

Things I don't like: 1) Parking can get expensive if you drive in, but I used to have family in the area and could park for free there. You can find some cheaper options using a parking app 2) Sometimes the breakfast downstairs can be crazy busy, but I am an early riser so that's not a problem for me. 3) The lights in the bathrooms were tough to figure out/manage...they have a motion sensor and would come on full blast when getting up in the middle of the night...my last stay I got some tape from the check in area and taped a piece of paper over the sensor at night;).

I don't regret buying there and the MF's in 2025 were under $.14/point. I think the increase this year was modest. I've seen much worse Silver/Gold deeds in Orlando

It's really just the reservation fees that are waived. There are no cancellation fees, per se, just the loss of points and the transaction fee you invested for the reservation. It doesn't include point saving fees, you would still have to pay those unless you are at the appropriate elite or max level.
 
The included breakfast and happy hour (+ lounge for owners) is a nice perk.
The breakfast downstairs at Embassy Suites is much nicer (many more options including an omelet station and a trough of bacon). We usually eat downstairs but have sometimes grabbed food and taken it up to the owner's lounge and enjoyed the peace & quiet. In the evenings the owner's lounge is far and away better than downstairs. Much higher quality of appetizers and beer/wine, they only provide watered-down drinks and more basic appetizers downstairs. I remember shrimp being served every night along with 2 hot appetizers as well as salads, cold cuts, cheese, crackers, etc. I posted a picture of the spread a while ago and it hadn't changed significantly the last time I was there (May 2025).

What is the room with the fancy “The District” signage on the first floor at the back of the building? Is that another check in, or the sales office?
This is actually fake. There is only an exit door (I think it's from the sales center), you can't actually enter from there.

This. The location is fantastic. You're a block from the Ritz and the Park Hyatt - they don't locate themselves in bad areas. Close to Dupont Circle and the Georgetown waterfront. Can't beat the location.

In order for a resale purchase to be combined into an existing HGV account, do the names on the resale deed need to match the existing HGV deeds exactly?
Yes.

My understanding is they also have laundry facilities onsite — another bonus for longer stays.
No laundry in the units (or on the top 3 floors where the District rooms are). There are several laundry rooms on Embassy Suites floors, 3 floors if memory serves me right. Each laundry room had 2 washers and 2 dryers, coin operated. They don't cover the costs of laundry - but they will provide you quarters to run the machines.

The lounge is also available off hours for sodas, bottled waters, very light snacks, coffee, etc.
This. It's fantastic to be able to grab coffee, water, pop (can't call it soda, that would betray my Midwestern roots), chips, snack bars, nuts, etc. Last I was there the lounge was open late (midnight I think), nice to be able to stop by before the end of the night and grab something.

Agree. DC is one of my favorite cities to visit and having a place to call home base is fantastic. Having access to the owner's lounge really makes it feel more like home and is a game changer in my opinion.

We just closed on another resale EOY platinum deed at The District

Can't beat the location.
Actually, that depends on what we’re going into town for. If it’s for the Friday evening Jazz in the Park at the Sculpture Garden in the spring/summer, the Waldorf Astoria is much closer. The District is great for Georgetown, Dupont Circle, the Kennedy Center, etc., and usually our choice for the Cherry Blossom Festival.
 
I was there this month (owner). I have both a retail and a resale contract and both work the same for reservations and such. They recently went to an electronic system for the laundry where you have to use an app and put money in it to pay for washing and drying. The bad, the cost per load went up. The good, no more quarters and the app tells you when the cycle is done. Just around the corner from the resort at 1255 23rd there is a LAZ parking garage that charges $17.95 per day. That is where I park. I get the car in there before the garage closes at 7:00 PM and leave it overnight. They open again at 7:00 AM.
 
One appealing aspect of owning there is it’s relatively close to us, and it will allow us to use our open season credit with relative ease, as it seems to be a property that has vacancy on short notice most of the time.
