Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I called the Swap Letter Hotline on November 24, and stated that I had not received any notification yet regarding my Star Island ownership.
I was told it seems the notices are going out in waves, and as she has received calls from Star Island owners who have already received the notification, she would have someone call me in 7-10 business days.
Here's what else she told me; I hope this helps others:
Club Wyndham Access (CWA) has 70 resorts. However, you can book at any Club Wyndham resort. You are not restricted to the 70 resorts.
You can book a CWA resort 13 months in advance. All other Club Wyndham resorts can be booked at 10 months out.
My MF will drop from $48+ per month to $34.59 per month.
As for the default of expecting a payout from the bankruptcy, I mentioned that I am a lawyer, and my experience is that after paying expenses, Trustee fees, lawyer fees, the owners will get at best pennies. She laughed and implied that yes, that is the expectation.
 
Did you receive the HOA proxy voting materials from the HOA to which you belong? My primary concern for any owner not receiving the expected HOA and Wyndham communications is that their contact information may not be correct. This is also clearly outlined in the FAQ in the OP.

Yes I did and mailed my proxy back in time for the meeting.
 
Thousands of Airbus planes grounded today. Makes me wonder with all these airline problems, how many in the Northeast will stay with Wyndham after these closings because they don't want to deal with the hassle of flying. Also driving as people stop flying and are driving making traffic worse.
 
Got my Wyndham swap letter today; I'm a Shawnee River Village II (AKA River Village Phase IIIB) deeded owner. The letter is just a form letter, not addressed to us, although there is a separate page that does have our names on it. The letter refers to "Club Wyndham Shawnee Village" and lists the four HOAs that have voted for bankruptcy (DePuy, Ridge Top-Crestview, River Village, River Village II). No mention of the other two HOAs (Ridge Top and Fairway) and in fact it says "Club Wyndham Shawnee Village" will cease operations on 12/31/2025.

As others have reported, it is an offer to swap the deed(s) for Club Wyndham Access (CWA) points but doesn't say how many (like I say it is a form letter sent to all owners in the affected HOAs). The Wyndham contact info (email address and phone number) same as on the first page in this thread.

So at least I know they have our mailing address-- nothing in my email yet. And by the way, we do NOT plan to accept their offer, though I might contact them just to see how many "free" points we could get as opposed to the high-pressure sales pitches which would have run well over $10,000

IIRC you are a weeks owner at Shawnee? If so, which week number(s) do you own and in what season (if you know)? With that information we can use the points charts to determine how many points they will offer in advance of any planned call into the hotline.

Why is the HOA at depuy village at Shawnee holding a meeting to elect new board members. The board voted to cease operations 12/31/25 and file for bankruptcy. Since then Wyndham sent us a letter saying our deeds were extinguished and we can either trade for CWA points or wait until a sale occurs.( I have sent an email to Wyndham asking what documentation on the deed extinguishment and my entitlement to future sale proceeds)

I beleive Fairfeild Glade did the same. What a waste of time and money, but i guess they have to follow the letter of the law to make sure evyerhting is done right, and I guess they still by their bylaws, have to hold an election.

You can determine the points assigned to your unit by the checking the points chart for your hoa and then the unit type and week.

The BOD is responsible for managing the actions being undertaken. It doesn’t go away after 12/31/2025 just because the resort is removed from Club Wyndham, and since these actions will require BOD decisions and actions, the BOD elections have to occur if/when required, up until the resort is sold, and perhaps even after the resort is sold dependent upon the method and result from the disposition process.

When we converted from fixed week to CW Select , we received 1 week booking value of 140K points.
 
Why is it hard to provide owners customized offers for conversion that spell out the number of points they will get for their week and the new maintenance fee amount (even if it were 2025)? For those fixed unconverted week owners it should also be spelled out that a new club fee will apply. How do they expect owners to make informed decisions with such little information in the offer emails. This is 2025, this stuff isn't hard. It seems they are using Google Forms though. So, I suppose they aren't all that high tech. It just seems kinda sloppy.

That detailed offer will come after an intake method is used to indicate interest in executing a swap - and can take 7-10 days to receive after an intake method is used to indicate said interest in the swap offer. Given the majority of owners are unlikely to take any swap offer, it doesn’t make logical sense to burn up a ton of time generating detailed swap offers for every impacted owner. It’s not as straightforward as many would like to believe unfortunately. I’ve been down this same road with Wyndham and after better understanding the underlying complexities involved I can at least partially understand why that approach was not used.

That makes sense, but then begs the question, for me at least, what is Wyndham's goal with the CWA swap? Is it a legal or perhaps PR obligation? Do they want to try and convert as many of the owners as possible, or as few? Or only some that have some level of genuine interest to go through the intake process? I would think their conversion rate just to go through the intake is going to be low. Then there is another level that go through the intake and get an offer of a swap that simply don't follow through. Actual swaps will probably be in the single digits percentage wise. I suppose it isn't in their best interest to give away CWA points for free, but they also don't want to continue paying maintenance fees on a bulk of unsold points either.
 
I don't think the percentage of affected people taking the CWA conversion will be in the single digits, but definitly no more than 40%

But I have been chastised for criticizing them for the awful communications, and here we are at "T-minus 30 days" more or less, and the communications to the general owner base is the same as it was approximately July 15th.

Even affected owners have not been completely communicated with yet.

Which is beyond pathetic.

We are far beyond the "just wait a few more days" window that has been promised since September.

The deed for my fixed week still exists, and Wyndham collects money from me every month to hold in escrow to pay my annual maintenance fees in April. My real question is, will Wyndham be refunding me the money held in escrow since there will be no maintenance fees to pay for 2026? If I still had my fixed week, I wouldn’t have paid anything yet, so my thought is they should be refunding what they’re holding. Anyone know how that’s going to work?

You should have the ability to get rid of it for free, or convert it to Club Wyndham Access (CWA) points for no cost.

Ridge Top has not had a HOA meeting or made any decisions yet…not sure why. Right now, they are apparently set to remain open until 3/31/26, even though most of the other Shawnee resorts are shutting down at the end of this year. I have no interest in CWA points.
 
Well finally...

Very disingenous verbiage. Wyndham passing the buck here, not owning the fact that they, not the HOA's, are shutting down 15 resorts.

Actually not true. Apparently owns 60+% of the units and by a vote of owners they filed for bankruptcy. They also had a management contract that I understand they had the right to cancel 12/31/25. Not happy either but facts are facts.
