Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I was busy on Friday so missed putting this in here but maybe you can make a note for the next call with them?

Has there been any decision or talks around what to do with the full owners at the Shawnee HOA's? I know there are 4 at Fairway Village (including me) which is only 1 of the 2 remaining HOA's yet to have a meeting. It looks like River Top Village is the only other one and I believe there are some full owners up there as well. Is this the reason we are on a longer time line and any talk on how HOA/Wyndham might handle the full ownerships?
I have the same question as a full owner myself (valley view) part of ridge top.

Thanks! I know you're working it.
A quick follow up on your oustanding item. I only received a partial answer, so there's still what I view as the biggest item that remains outstanding. The impacted contracts will remain on the account until the sale of the sale of the property if the owner does not swap for CWA. If the owner only owns an impacted contract on their membership, then the membership will become inactive in such a manner that does not allow the owner to book or utilize those points. If their membership holds more contracts that are not impacted, a different process will be put in place so that they can still utilize those points - that process is still being finalized however - this is the outstanding item that still requires explicit guidance. I should have more information in our next meeting scheduled toward the end of next week.

The two remaining HOAs that won't be voting until early January timeframe best estimate, are delayed due to complexities surrounding how to handle the full interval ownerships, at least in part. I was told in our last meeting that the HOA meetings and votes are being targeted for early January timeframe. Since the full interval owners are obviously an edge case, I don't have any additional guidance to share at this time, I did ask in the last session, I hope to have more explicit guidance via the next meeting late next week.

Thanks! I'm still going to fence off the points from my OIRC contracts.

A contact here at OIRC says there have been no offers and there is no information about when a sale might close. OIRC does not appear in Hilco's listings.

That's interesting considering the bankruptcy judge for OIRC already approved the request for the property sale to move forward from what I understand. Perhaps there are some other roadblocks and/or pre-requisite steps though, I'll see what I can find out specific to OIRC.

At the Dépuy village at Shawnee hoa on Oct 18 they said after the positive vote to cease operations 12/31/25 and file for bankruptcy we would hear from Wyndham within 30 days. So far I haven’t heard a thing. Do we know when we will?

What do you own in Depuy? Fixed week? Do you own any other Wyndham contracts at any other impacted resorts? Those who own multiple contracts from different impacted resorts should be receiving their swap letter emails today/tomorrow. If you are only a fixed week owner in Depuy then you should have already received your swap letter email. Search your entire mailbox for the sender email listed in the OP of this thread for the swap letter (Donotreply@email.wyndhamvo.com). If you cannot find your swap letter, then call or email the dedicated team - both the phone and email addresses are listed in the FAQ in the OP of this thread.

River Village II fixed week owner here and I have heard nothing either. I see somebody else reached out to Angela Sharp at Shawnee, maybe I will try that next week.

I did get something in the mail from Wyndham a couple weeks ago which had nothing to do with the bankruptcy, so I know they have my address.

Call the number listed in the OP FAQ for these actions and/or send an email to the address provided. Don’t wait. You should have already received your swap letter.

Has anyone received the swap email for Wellington place Fairfield Glade TN
Yes, I believe @Arimaas posted the letter but here it is again. It has a link to a form you must fill out with your contract information if you want to do the swap, and a contact email/phone number. *** This form is specifically for GLADE ***

Our records show that you own points and/or deeded week(s) at Club Wyndham Fairfield Glade. It is important to note that the forthcoming adjustments will impact the points or week(s) linked to Club Wyndham Fairfield Glade.

As an owner at the Club Wyndham Fairfield Glade in Fairfield Glade, TN, please be advised that the Association has voted to file for Chapter 11 bankruptcy and proceed with a sale of the property. The Association has also voted to close the resort at the end of this calendar year.

As such, effective December 27, 2025, or shortly thereafter, Club Wyndham Fairfield Glade will cease operations according to their ownership interest.

As a result of this decision, your contract with Club Wyndham Fairfield Glade will no longer be affiliated with Club Wyndham Plus, beginning Dec. 27, 2025. We will simply remove the contract and associated points or week(s) from your account. We acknowledge that this change may influence your membership and upcoming travel arrangements. Please be assured that all current reservations made either with points affiliated with your Club Wyndham Fairfield Glade ownership or deeded week(s) will be honored through December 31, 2025.

We are dedicated to providing you with alternatives to retain your ownership and ownership benefits. As such, if you are current with your maintenance fees, no loan balance, and in good standing with program rules and guidelines you may qualify to choose to swap your ownership interest for the equivalent Club Wyndham Access points at no additional cost, so the ownership remains whole, if desired. Maintenance fees and Club Wyndham Plus program fee will apply to all contracts under your membership. To indicate your interest for this contract swap, please fill out the form below and a representative from Club Wyndham will reach out via telephone or email. Please note: if you accept the offer to swap for Club Wyndham Access points, you will not receive any net proceeds from the sale of the property. If we do not hear from you about the Club Wyndham Access points within 30 days, we will assume you are not interested.

For any questions about how this impacts your ownership ─ including maintenance fees, reservations, the Club Wyndham Access swap contract offer, or other membership-related items ─ you can reach a dedicated team within Club Wyndham at CWAInquiries@wyn.com, or call them at 877-883-3640.

Sincerely,

I will chime in as a Shawnee River Village II owner to add that I received my swap email on the 20th...and I responded yesterday with the intent to convert to CWA.

My question for any resort owners who have responded to convert - what confirmation and/or further contact have you subsequently received? The link to respond seemed to go to something like a SurveyMonkey type website, and I didn't receive any email or other confirmation. I just want something to evidence my successful submission before the 30 day conversion period is up.

I am a River Village II owner as well and have not received the email. I just called and spoke to Angela Sharp and was told I should be receiving a letter to my home address by the end of this week or early next week. We verified that they had the correct mailing address. I'll post when I receive the letter.

The number I called was 570-421-1500, option 4 (deeded owners), answered by Angela Sharp.

Let me check with Wyndham on the expected process once you fill out the form. If you want confirmation in the interim, call the number provided and ask if you can get at least verbal if not written confirmation.

If you’re referring to the swap letter, the local resort isn’t going to help much. Call the phone number on the swap letter itself, which is provided in the FAQ section of the 1st post in this thread. Given the swap letters have already been sent for this resort, with the exception of the two HOAs listed in the tracker for the Shawnee resort in the first post, it’s not wise to wait given there’s a 30 day window to accept.

Just received a email from Wyndham informing of all the resorts that are closing and option to swap, for CWA points or surrender the contracts. If no response in 30 days they will assume you do not want the swap. We had all ready informed Wyndham we were not interested in the swap

The last tranche of swap letters going out early next week are for BB, which just voted on 11/19, and for owners who held contracts at multiple impacted resorts, since those templates are a bit more complex given multiple impacted contracts are in scope.

Thank you for this information. This is the first time i have read that owners at multiple impacted resorts will hear later. I own at Fairfield Bay and Fairfield Glade and I just got an email from Wyndham today. Most interesting was a list of closing resorts that is slightly different from what we have here on TUG.

Quote
Each of the following resorts will close at the end of 2025:

Bentley Brook
Branson at The Falls
Fairfield Bay
Fairfield Glade
Fairfield Mountains (Maple Ridge Townhouses association only)
Newport Bay Voyage
Newport Overlook
Ocean Ridge (Sea Oaks Condominiums and Sea Palms Condominiums associations only)
Orlando International (OIRC)
Pagosa (Elk Run, Masters Place Condominiums, and Village Pointe Condominiums only)
Patriots’ Place
Shawnee (Depuy Village, River Village Owner’s Association, River Village Phase IIIB, and Ridge Top Crest View only)
Skyline Tower
Star Island (Star Island V association only)

End quote

As a Shawnee owner at depuy village since 1978 I continue to communicate to Wyndham
that I have not received an email or a letter vis usps . Last communications back today from CWA is ‘give us 7-10 business days to research the subject’. Geez

I see an identical list - how is it slightly different? The same 14 resorts are listed on both lists.

My intention is not to swap. I was just posting that I had not received any correspondence, email or letter from Wyndham

The default position is not swapping to CWA. In other words, if you do nothing, you'll take a pro rata share of whatever is left, if anything, after the resort is sold and all expenses paid.

Did you receive the HOA proxy voting materials from the HOA to which you belong? My primary concern for any owner not receiving the expected HOA and Wyndham communications is that their contact information may not be correct. This is also clearly outlined in the FAQ in the OP.
