2026 HGVC Maintenance Fees (Discussion of MFs)

Yes, until the MFs for the property the club dues are assigned to become available. The MFs and Club dues are then combined into one bill. What we have notice if you have more that one deed in your account, that the Club dues are assigned to the oldest dated deed, be that retail or resale.
Ok. Since my contract is EOY Odd, I wonder if they will skip me for 2026 and only bill for 2027…
 
I am very interested to see the increase in reservation fee for 2026. I expect it to go from $79 to $89 for 2026. This is a money maker for HGVC but it is costly for me because I make at least 5 different reservations per year using my points.

Yeah make sense to acquire a bHC.

This is about the point I bought a EOY District 1 Br Plat Deed for basically nothing to switch to AI - you can really amp up the speculative bookings when it doesn't cost anything to cancel. I've also added a lot more points since then. I probably make 50 +-10 bookings a year or so at this point.

On the flip side, I pay a lot of guest certificate fees - I have too many points for now while I'm still working (retiring in 3-4 years) so I give a lot of free trips to family, friends and sometimes an employee + their family who has worked really hard for me. At a blended cost of around $0.10 a point, pretty cheap for me and makes them all very happy to get a great vacation for nothing (sometimes they reimburse me the guest certificate fee).
 
I believe club dues will be billed annually even with an EOY deed.
 
@cowboyfan, I hope that HGVC average MFs increase is around 3% like your first reported MF statement for Tuscany Village.
 
Reservation fees are now $79 and expect them to go up to $89 for 2026. I think increasing fees would be a good way to get HGVC resale owners to buy into HGV Max.
I can't imagine anyone wanting MAX in order to save reservation fees. We listened to an "owners' update" (which we all know is simply a sales pitch) this past March and the cost to upgrade to MAX was something like 25K. It was crazy; of course we told them no, no, no!

Embarc has none of those fees. Only for cancelling ($25) or transferring points from one member to another ($35). You could get a good chunk of points resale and have lots of money left over for what they want for Max.

Me too. Last year Tuscany had 15% increase in M/F. mostly in reserve fee

Hope no major catastrophic hurricanes etc, otherwise we anticipated bigger increases for FL... (lots of folks were giving away their Platinum 11.2k deeds in FL with anticipated rises in MF)..

With 9 MFs reporting, the average HGVC MF increase is currently at 3.05%. We do need a few more to report but the current trend certainly does look promising.

I did notice a new option attached to my MF bill for Sunrise Lodge. This option is to finance your MFs with an APR of 23.99%.

That's steep, but it's probably good to offer financing. Heck, some food delivery services even offer Buy Now, Pay Later options for your food.
 
Good for HGVC; terrible for owners
While I am not a fan of high-interest debt, plenty of people end up in situations where they don't have the available cash to cover a bill.

I have not carried a balance on a credit card many many years, but that APR is only a bit more than the APR on a Hilton Amex card, and I bet there are a lot of people who pay their MF with a credit card, and don't pay off the balance right away.

Agree but hope they follow your sage advice to always pay CC bill in full, reap the rewards & not carry a high interest CC balance!
For those who do carry a balance & pay high interest fees to HGVC/AmEx/Chase etc, we the TUG CC rewards nerds are grateful for their fees & contributions to these issuers to subsidize our travels journey!

Agree with this. In over 40 years of CC ownership, I have never carried a balance intentionally. I've made a few payment mistakes and hard the CC company wipe things. But that's it.

Well, except for one $0.50 finance fee on a Sears card in the early 80s due to a mistake where it wasn't worth the effort to call them, and I paid it :)

So far the Vegas increases in MF's are not much. Flamingo MF's for 2 bedrooms were raised $40.01 (2.98%) and Boulevard went up $41.90 (3.70%). I will take that.

Boulevard - $0.101 per point for a platinum 2 bedroom
Flamingo - $0.123 per point for a platinum 2 bedroom

Just saw this in the portal....I can live with a 3.7% increase in our Blvd weeks...waiting for the Craig Lodges....hopefully, it will be about that...

Looks like 7% increase for HGVC Trump Vegas but theirs are always a bit higher (unsure if rate of increase also usually higher than other Vegas deeds, ?)...
 
I hope we get Elara M/F data soon. I am looking to add a 2 Bedroom 13440 point deed to my account. It looks like 3% increase in most Vegas properties for 2026.
