Is walking away my only option-Summer Bay

I’m new to TUG, I’ve had a Summer Bay Timeshare for over 20 years, and it has become unrealistic to use the point system with RCI. I reached out to Exploria about deed back, but that doesn’t seem to be an option. Has any summer bay/Exploria owners walked away, wwas the process like? Thank you for any advice. I’m a pastor struggling with the ethical decision of walking away.

give it away or walk away are the two options most exploria owners face unfortunately :(

summer bay is very popular and is given away quite regularly, but there are still far more owners looking to get out than are looking to pick one up on the resale market!
 
Don’t worry about the ethics. If it is such a great resort, they should be willing to take back units to rent out or resell. They don’t want what you also don’t want. That should tell you something.

To whom did you speak at Exploria? When reaching out to the resort, it's recommended that you contact the resort's Homeowners' Association (HOA), not someone at the front desk. If you contact the HOA, tell them that, one way or another, you are going to get rid of your TS and will not pay any more money in MFs. so it would be in everyone's best interests there for the HOA to take the TS back.

I own at the Poconos and MF have gotten ridiculous!! Over $5K/year (I'm platinum) and apparently a "special assessment" coming up for 2026 as well. Exploria also seems to have dumped resorts in the past couple years, including Branson and now Gatlinburg and Pigeon Forge, leaving only FL and PA.

I'm on SSDI now so there's no way I can afford $6K+ in MF every year, especially as the options are decreasing and affiliate locations are almost impossible to get in to.

Giving it away will cost you time and money. Would be nicer but it may be worth less than $0 (at least to anyone who knows it available).
