Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I was just thinking, since we are pushing up on September and no major announcements yet, for next year, since I think most of us prepay a year in advance, I wonder if Wyndham will just let you keep the 2026 points that are already credited to your account, and not refund the money prepaid. I've been borrowing against them with some last minute sale bookings, and will likely roll them on January 1 into 2028 to try to preserve them in case they do go poof, since most of my reservations are made already for 2026.

I am not taking the CWA swap, since I don't think it has value, for me.
 
The other way to preserve them would be to depsoit them to RCI. I think it is very unlikely that they'd be clawed back.
Well 2026 and 2027 I assume they can make vanish on Jan 1, 2026, although they show up in my dashboard right now. I can't really do anythign with them other than borrow against them until Jan 1. My guess is they will just deduct 154K points from me for 2027 and let us keep 2026 since they are already paid for. Just my guess.

The program rules are crystal clear on this. Deposits to RCI are a final transaction, and you agree to this, clearly, when making the deposit. So any form of a clawback would violate all rules. But they could make you rent them at 12K per 1000

Imagine, though, if they tried to charge $12/k for an RCI deposit made innocently before the HOA had taken action or even scheduled a meeting about a potential closure. That seems pretty draconian, even for Wyndham.
 
In Williamsburg, Virginia Wyndham will only have two resorts left in Colonial Williamsburg, Virginia, after they closed Patriots Place.
 
I went to a sales meeting at Seawatch plantation this summer. They told their usual lies and were particularly nasty. However, I do pay attention because there is sometimes a thread of truth.

I left and did some independent research, and it appeaars that the resort is closing. I have also received documents from the resort asking to vote on closing etc. They however, don't mention if you get CWA points in trade. They do say they will refund any 2026 maintenance fees collected.

When Orlando International Resort Club closes, will I get the same number of points in Club Wyndham Access?
Advantages? do we get to make reservations at 10-13 months out?
fees going up or down?
Disadvantages? Since I never went there, if I get general points, I don't think the switch will be negative.

I also own at Ocean Ridge, which may close too?

If you look at the first post in this thread it shows the CWA rates and the best estimate of average rates known for the closing resorts. Only you really would know your MF/1k pts. You would then determine if the rates go up or down for you. CWA gives you the 10-13 month out booking at a list of resorts listed on Wyndhams' site so look those over. So far the communication is you'd get the same number of points in CWA.

With CWA you get ARP for the CWA held resort inventory - or somewhere around 70-75 resorts roughly.

Depends on your viewpoint really. If you don't think the switch will be negative then it likely won't be.

What exactly do you hold at Edisto? This resort isn't closing, it's downsizing - check the chart in the 1st post in this thread and see if the sections listed will impact what you own.
 
I was able to meet with our Wyndham contacts last week and got answers to a few questions as follows:

Q: Will the CWA points swap be 1:1 for points - pretty much regardless of what contract you hold?

A: Yes.

Q: Will the points swap apply to weeks-based contracts, and if so, how will the amount of points be determined?

A: Yes. Points will be determined via the value of the week(s) contracts held via the official points charts published in the members directory.

Q: Will Wyndham communicate with the impacted owners at some point that are eligible for the points swaps?

A: Yes - after the HOA votes have occurred and the disposition of the resorts is determined, Wyndham will notify the impacted owners via written correspondence as to how to pursue the point swap option.

I'll update this post with a few more Q&A's in a bit. I've also added a new FAQ SECTION to the 1st post to start capturing these types of questions and answers.

Wyndham can't easily just close a resort, but they can remove a resort from the larger system---at least one of my conversion contracts lists a few of the situations in which that is possible.

And, if a resort is withdrawn from the system, those points go poof from the Club Wyndham POV, including no longer counting towards VIP levels.

I wouild not necessarily buy this just yet, but it is not impossible on its face.
We are currently at Bentley Brook...talked with staff here who confirm that this resort WILL be closing by the end of this year...it will be sold & will no longer be a Wyndham.

Per the published guidance Wyndham has already provided, reservations will only be honored through the end of 2025. Make alternate plans.

almost a full month from when this story broke (and less than 4 months till the deadline), its amazing to me that we are still having to hunt and peck for information ourselves to try to help spread the word to impacted owners. just wild.

Per the published guidance Wyndham has already provided, reservations will only be honored through the end of 2025. Make alternate plans. It’s easy to say make alternate plans but trying to reschedule flights at Christmas is tough. Additionally it is thru RCI and they advise me they have no official word yet

That won’t be known until the HOA votes on the disposition process and until the resort is sold. That is likely weeks away at best. Regardless of the specifics of the disposition, Wyndham is removing the resort from Club Wyndham effective 12/31/2025, after which all reservations beyond the date will be canceled. Wyndham says the same thing, they simply phrase it differently by saying that they will honor all reservations up through 12/31/2025 - which sounds better but is the same end result.

Even if another timeshare company were to purchase that resort, that does not mean your reservation would be honored. Jiminy Peak is not a timeshare company, so if they end up purchasing the buildings, given RCI is a timeshare exchange network, again, your reservations will very likely not be honored, hence the recommendation to make alternate arrangements. I am not trying to be anything other than helpful here - the longer you wait to make alternate arrangements the more difficult it will become to do so.

Question about Shawnee Resorts. Has anyone received any information from any of the HOAs ? I saw that the Shawnee Commons had an annual meeting mid August but no output. The Commons are the Central Operations hub to each of HOAs.
 
My sister owns at Shawnee and says she hasn't received any information from them. I told her about it today, it was the first time she heard. I only found out Monday at an update and only found out because another guest who was wait told us. I am upset that I have been slacking on keeping up to date on TUG.

Nothing official has gone out to anyone outside of the HOA BOD at this time. I’d expect something going out to current Shawnee owners within the next few weeks depending on what the HOA BOD decides to pursue and subsequently vote on.

Yes I’m certain the sales center at Shawnee is making good use of this issue and convincing many unsuspecting owners to spend more money to solve their supposed “problem.”

Reservations at the resorts being dropped with dates after 12/31/25 will cease to exist in the Wyndham system. No, that hasn't happened yet for the various legal reasons previously explained in this thread, but eventually it will. Nor has Wyndham announced specific details; just a general announcement that's been posted in this thread.

If a resort would be bought out by a different timeshare group or become a stand alone timeshare resort, a new reservation would have to be made with them. It wouldn't be realistic to expect the Wyndham reservations for dates in 2026 to transfer over. If they attempted to do that? Yeah, if anything can go wrong, it will.
