Some of the folks are very proud of their weeks...I would be amazed if they sold for that.
 
Note-this is a hgvc, not a former diamond property. Yes, agree many of those $ seem “aspirational.”
 
If it is like years ago and you go to the sales office they will tell you if any owner is willing to sell for less.

Correct but owner has the option to enroll in HGVC.
 
We have an eagles nest resale and did the voluntary enrollment (free during Covid) to be able to trade into hgvc properties on our off years. It seems that many/most units in the 10 story tower are in winter/summer flex. We have to select our desired week and possibly get into a lottery for popular times. However, it’s worked well for us for 5 years.
It seems the vast majority are not hgvc members and use/rent their units.
 
If you elect to join HGVC get points based on size+season.
I recently gave away my week at a South .Florida affiliate...
Plantation Beach Club at IRP on the East Coast.
The on-site HGVC sales agent was miffed I didn't use her.

Actually, there is no way to know if the sellers are enrolled in HGVC or not. For those affiliates, the new buyer would need to enroll in HGVC if they wanted points whether or not the previously owner was enrolled -- enrollment doesn't transfer on sale.

I have talked to the resale agents there and at other Marco Island HGVC locations, and they have a minimum they will list a week for there. Most asking prices are way overpriced, but you can make offers for much less and they will be presented to the seller. We bought a week through them several years ago for less than half their asking price. As a bonus, it counted toward Elite status.

No, in order to count toward Elite you must purchase through the on-site sales office. But you can enroll a resale week purchased elsewhere in order to have it included in your HGV account and get points for it.

I have a great idea here. I find a reliable Tugger like Kurt to buy a resale deed for dirt cheap and list with the onsite sales office. Then I buy this exact one from the onsite sales office so I can enroll it for status. I can then do the same for Kurt too so both of us end up with a qualified resale week for cheap. Lol.

Not a bad work around but verify that they are still counting for elite. If you just want elite qualifying, then just buy a Craig Lodges week from the resale office there... Probably much cheaper.

Your plan could work, but I would only recommend purchasing an HGVC FL Gulf property if I planned to use the week. This is because of the MFs.

yeah I have no idea of the MF / pp for these affliate properties.
 
The MFs for the SWFL resorts are high relative to point value. But they are very reasonable for a week in a beachfront condo - especially when compared to hotel rates. That said, I agree that one should purchase only if planning to use the week. Flex weeks can be purchased for for much lower than fixed weeks.

The MFs are on the more expensive side, so as suggested above, only purchase if you plan on using them most years. But I like the way you think! 🤣

So where are "summer weeks starting at $3500" on that list?
 
We have a “Summer” floating week. The “summer” is actually weeks 1-4 of January and weeks 17-51. If enrolled in hgvc, all these weeks get gold points (used to be 5,000) except week 51, which got 7,000. Those amounts are more since the increase. Week 51 is a lottery, as are all January and few other popular weeks.
I bought to use 2/3 years and get hgvc points in the 3rd year. Annual fees are higher, but still a bargain to be on Marco. And, if you don’t need the latest, snazziest resort-Eagles Nest is a nice laid-back gem.
 
Not sure what you mean by "where". These are all Eagle's Nest listings. Those are just summer floating week deeds there.

The realtor put starting at $3500 but not one single listing is listed at $3500. So either they have some foreclosures that are not listed or they don’t update their marketing. Not sure. Kind of false advertising. I am sure these don’t sell for these inflated prices. I have seen them go reasonably on eBay but would imagine that $3500 would also be close to market since fees are high. It’s a nice resort but parking is a pain. I prefer the other HGVC Marco options for this and other reasons.

$3,500 is the listing price for Summer Flex weeks.
