Deed purchase outside of HGV

Craigendarroch STX Platinum 9,920 (X2) weeks 39 and 40
We own STX Platinum at Craigendarroch 9,920 (x2). Just came in for an update and walked away without an exit interview.

Been reading lots of posts on here and learning. Our goal is to deed high enough to see all booking options (platinum 15,800 I think), not just the 9920. In addition, we would like to save money and stop giving Hilton all our money. We are not in a rush.

Searched Ebay and found one property that fits. I know there is a market place here on TUG. Where is Jill's site? What threads might I find interesting besides ROFR (42 pages)?

The number of points you have doesn't affect what booking options you see. Unless you are trading your Craig week through DEX EU and want to trade into higher tiers in which case you'll need to buy a higher Tier Craig week. Generally speaking the best way to do this is directly from Craig's resale department.

As for "Jill" I assume you mean "Judi"? John Hamlet, Diane Nadeau, and Judi Kozlowski are all reputable HGVC salespeople - I've bought from John, bought and sold from Diane, and tried to buy from Judi but HGVC (really Strand) ROFR'd my deed.

Seth Nock and Fidelity are also frequently mentioned. Fidelity has a reputation for having good inventory but I wouldn't recommend them for a new buyer.

Yes. I did mean Judi. As for seeing the bookings, once again you are correct. Maybe better stated we would like to progress upward from premier (current) toward centium (if possible) and reap those benefits of booking earlier, cheaper fees...)

While we have progressed through 5 upgrades in the last three years. Included an HGV Max opt in. They say that there will be no more 100%(value) deed for deed trades after my one year mark.

I say there is always a deal to be had. Every time we go in, they all say things like "wonder how you got that deal?" or "I didn't think they could sell that to you".

Judi, John and Dianne are Hitlon HGVC employees? They might be able to trade out deeds?

Wow, 5 upgrades. Are you purchasing Craig Lodges are Suites?

Why? I just contacted Fidelity about two listings that they had this past week. My initial impressions so far are not good.

Yeah. We were suckers. Hence the reason we landed here and want to get more for less.

Last purchase (trade) happened about 9 months ago on Orlando. Craig Suites (X2 on one deed).
 
Why? I just contacted Fidelity about two listings that they had this past week. My initial impressions so far are not good.
Reading of people's experiences on TUG. In one particular instance since Fidelity had the deed they wanted at a reasonable price they ended up happy. But only because they were an informed consumer and corrected Fidelity's errors through the process and (I think but can't 100% be sure I'm remembering correctly) used LT Transfers.

My only personal experience with Fidelity was trying to buy a deed that went into contract with someone else while I was negotiating with a slow to respond agent. Then I tried with another deed only to find out that they didn't actually represent the seller...it was Judi's listing.

1. stop going to owner updates
2. take your time researching resales, look at the list of properties with lowest maintenance fee per point that @GT75 publishes.
3. Forget about Centum, all those tiers require you to buy from Hilton. What you save in buying resale will pay for many years of reservation fees

1) Yes. This is why we are here (except I might try to hustle some HH points for an hour visit and a NO!😂).
2) Patience is a virtue and I have learned it well now (and the hard way).
3) OH. That is interesting. Preferred is where we will stay unless we buy through Hilton. Noted. I thought I saw a person on here who made their way to Centum. Ill keep reading.

One strategy is to buy a bunch of deeds resale that had high prices when sold but cost little or nothing today (usually because of high MFs) and then go to HGV and trade them in for one or more great deeds that get you to Centum. You’ll have to add additional cash…probably but not certainly $25K. Look at the Quin Penhouse thread.

The downside is that there is no guarantee that HGV will agree and you could be stuck with a bunch of bad deeds.

Something in me tells me this is not true and in true business fashion, there is always a deal to be had.

The terms of the deal are ALWAYS negotiable.

Do you mean Craig Suites? If so, they work completely different than Craig Lodges.

HGV no longer sells HVC/Diamond deeds anymore so (for example) you can't buy a Point at Poipu deed directly from HGV. Instead they would try to sell you Hawaii Collection Trust points (or you could buy a deed resale).

But they definitely continue to sell HGVC and bHC deeds.

They are lying. The salesperson just wants you to buy HVC trust points.
 
I am still a little confused. The amount of points doesn't dictate your booking options, what you own does. Except, Elite Premier does get options like luxury homes and the registry collection.

What is your goal?

Based on conversations today, getting above preferred (current status) requires sales (trade) through Hilton only.

My main goal is to learn more. We have used our points and stayed at several properties from Hawaii, Colorado, Orlando and Myrtle Beach.

You can't book out 10 months in HGVC. It is 9 to 12 months for homeweek and then 9 months for club reservations.

If you own in The Club (Diamond), they have a 10 month window but that would just be with any The Club trust points. Your hgvc points can't be used for that. If you are in HGVClub with HGV Max, then you can use your HGVC points to book in The Club at 7 months.
 
We are DRI Members. Our Booking Window for in Collection is 14 months (Platinum) and I believe 11 months outside of our Collection.
