Embarc members now have free access to DEX!

We see that "resort fee" on our own booking pages for Embarc locations too. As well as 10am checkout (it's 11am for Embarc members). Members that aren't well informed are always confused when they see these. Hilton really doesn't make an effort to provide info that is specific to the actual part of the Hilton website that you're going to. Cheaper that way.
The fee applies for cash rentals only (so it appears) on sites outside the Hilton "family". For us anyway.
 
Sounds to me that Hilton is trying to take control over their timeshares' exchanging as Marriott has done by purchasing Interval International and Wyndham has done with RCI. Hilton is establishing themselves as a much bigger player in the industry by buying out Diamond and Blue Green. Now they are going a step further by expanding DEX and are trying to transform it into a major exchange company.

Lots of Marriott and Wyndham in DEX. We will see if it goes anywhere beyond what Diamond did. It is still ran by Diamond.

What Marriott resorts are you seeing in DEX? How do the deposits even get there if Marriott properties aren't affiliated? Does DEX allow members to deposit their other timeshares kind of like how Wyndham does with PIC and HICV does with a similar program? Though both of those are through agreements with RCI. Does HVC The Club have something similar where you can deposit a non Diamond week and get points instead?
 
Haven't dug too much but here is what I see when I just put in Marriot and then Wyndham. Not sure how these are populated. We can only deposit Craig Lodges in DEX EU, not sure of other options but there are many other chains in it, like Anantara.

The Marriotts actually look like hotel properties. Not Vacation Club. I suspect those are there due to some option that is available to book cash stays?

I think DEX needs to go more independent to really expand. All the options they've added are just systems under the HGV umbrella. They don't seem to be out there seeking affiliations with independent timeshare properties.
 
@iftravel, that posting for HGVC Sandestin by Redweek is completely misleading. Former/Current Embarc resorts will not trade in the Legacy HGVC system when purchased resale. In addition, MF should be $628 for 4000 Embarc points.
Correct as to the annual fee for 4,000 points. Also, Embarc is not deeded, they are "right to use" trust points. As well, the minimum purchase for someone not already a member is 6000 points. Whoever is selling that doesn't know much about Embarc...
 
Will Embarc members in Max also have access? It seems like it could hurt sales some as it will give access to a lot of properties that would have only been available through Max. I guess since Embarc is mostly already sold, they aren't as concerned about sales?

I suspect you are right that they are less worried about DEX cannibalizing MAX sales since Embarc is mostly sold.

But that said, I don’t believe rolling out DEX to all of HGVC would necessarily undermine developer sales. It is not like there are informed consumers that have fully explored resale and other options knocking down the doors to get into MAX.

Rolling it out to all HGVC once it is more mature of a product may cost them some on developer sales, but doing so may very well increase revenues more than it costs them as they bleed less to Wyndham owned RCI.

A well-informed customer today knows that much of what is in MAX (and sometimes more) can be accessed through RCI.
