We are Hilton Grand Vacation Club owners as well as Vacation Village. I was wondering if Vacation Village is building any more buildings? I know that Hilton Grand Vacation Club is building a huge new Tower in Waikiki in Honolulu and the Maui Bay Villas in Maui is only half complete so they are building 6 more low rise buildings.

I doubt it. There is so much excess inventory for most of the resorts posted in RCI. ( I buy via Extra Vacations on RCI for VV in the Berkshires at a great cash price plus low Trading Power each summer)

This sounds right to me. An equally relevant question may be what is the potential for changes where VV ownership could be leveraged to trade into more places in a more affordable way (likely through RCI)?

Is VV changing? I wish it’s bought by Hilton.

It has changed some in that some “affiliates” have left like Massanutten that participated in a group with discounted exchanges through RCI.

Other changes have not been announced.

I am invested enough in HGVC and am glad all my eggs aren’t going into that basket — I think. We will see how Vacatia turns out. There is a separate thread on this merger if anyone wants to discuss it the link below is the best place.

My Misner Place 2 BR is an RCI Points Contract. I've used it to trade into great resorts in New York City, San Francisco, New Orleans, San Diego, New Hampshire, Vermont, Key West as well as Hawaii over the 20 years of Ownership. Recently we have been using it to get 2 weeks in Kauai in a 1 BR for the amount of 2 BR points we get. Lst year the exchange fee was $269 this year it is $349 but for 2 weeks in Kauai that is not a bad deal.

I am glad that VV is not building anymore and is tryting to sell the great deal of inventory that they have. The issue that still needs to be dealt with is Owners who not longer want or need the VV timeshare that they own and as others have said can't sell it since there is so much VV excess inventory out there.

Shux, at Vacation Village At Parkway (Kissimmee FL) they haven't even completed the new towers that they built at least 3 years ago on the old Arabian Nights site adjoining the rest of the resort.

The towers are up, but the buildings are unfinished, unfurnished, & far from ready.

Full Disclosure: We haven't been in the vicinity since January 2025. If work has resumed at Vacation Village At Parkway, we have not heard about it.

My point in bringing the subject about VV was that I believe that the TIMESHARE INDUSTRY is overbuilding. Since many of the timeshare owners are getting older and not travalling anymore that don't want and need the timeshares that they own. So instead of building more timeshares to attract the new buyers the industry should be taking back and reselling the timeshares that they already sold. Not doing so will eventually lead to more and more owners becoming delinquent in their maintenance and the maintenance for the owners that still want and use their timeshares will be going up and up.

Anyone looked at if any VV resort has a sunset clause?

If the industry has overbuilt why can I never get what I want?
I think we'd need to know what you want. I don't think Vacation Village has been in high demand that much when I've looked - I know about them because I can regularly get great last call cash rates or extremely low points values or book further out for not much in Extra Vacations. That said, they have some decent locations at lowish MFs from what I can tell, and some of theirs like Colonies can get really good MF/pt values in RCI if you can pick up such a deed.
