How much do I expect to pay to get a bHC close to 10cpp?

2 things:
1. I think I just didn't read closely, but how does the EOY District save you the $800-$1000/year in reservation fees?
2. No kidding on needing more points! We thought 11,200 was good but now have 68K! due to a few unplanned life events this week causing us to cancel 2 different full week reservations, this might be the first year we don't actually use them all...
bHC = all inclusive/ai club dues = no reservation fees = savings per reservation; the more, the better...
 
And even if they are free how many $79 reservation fees would you have to pay in order for a W 57th bhc contract to break even over a Las Vegas property 8000 point contract?
bHC access to NYC opens up access to bHC locations in NYC & DC etc; access to lounge= free food & drinks (even on RCI stays, which can be cheaper to book, for owners, although backdoor & can be stopped anytime by Hilton). Only bHC owners have access to OS, las minute discounted stays there. If one needs access to NYC, these are no-brainers & no comparison to Vegas etc.
In my use case, it does not matter & hence I do not own bHC NYC locations but for many, it is a huge draw.,.

Thanks for that info. Someone else pointed out it might make sense just to buy an every other year bhc contract. I'm guessing you could get lounge access and AI fees every year? You just wouldn't get a refill of your points every year and wouldn't have to pay the relatively more expensive maintenance fees every year.

I think this can work. We go to NYC usually twice per year, and we want to go when we want to go, and book in advance. For us, it makes sense to own an every year NYC bHC (W. 57th). But people who don't go as often can likely get much benefit from the EOY option.

Are all the Contracts at W 57th St bhc? I know at Elara some are bhc but most are not.

correct: EY or EOY, will both give you ai club dues option & lounge access.
May just add, if you want lounge access at a specific location, then get ownership there; if immaterial, then MFs are lower at DC/'District', bHC. May see multiple prior posts re detailed discussions on this (or re various NYC bHC locations from many experts in this space).
I had considered it but for my use case, decided to get EP with Craig Lodge purchase; obviously much larger purchase, but more points, more benefits etc but bHC with AI works beautifully for many experts, so pls see what works for you, your budget, needs etc & purchase accordingly...

If I were to get one I think The District platinum has the most reasonable resale price and price per point. Even makes sense to convert to HH. Judy often has these but the transfer fees can be quite high.

Agree, if goal is ai club dues (& better still to get EOY) but if one wants NYC lounge access, then get a NYC bHC...
 
One other benefit of an NYC bHc — we’ve scored rooms at The Quin on the 6th Avenue side for the Macy’s parade in the home resort window for each of the last four years.

Studio only sleeps 2, officially. The last two years we’ve had 1 BR PR+, though you have to have a watchful eye to get those.

All the 1 BR PR & PR+ rooms are on the 6th Avenue side, have one king bed and a sofa bed, and most have a second 1/2 bathroom.

So you watched parade on the patio 4 years in a row, good for you! I am sold on a studio penhouse at Quin, now only if it can be sold for 10k!

Keep looking. I'm hoping prices are trending down. However the more people that show up here on TUG the more people will figure out the resale market.

resale is a two way street so I am not worried rather happier if more people are in it.

The 1 BR Pr or Pr+ has the fold out couch and second half bath in most. This is at The Quin, of course.

That what I did and I had a family member that was living about three blocks away.

I initially had found one through Judi, but was turned off by the high closing costs. I had bought all of my other deeds through her, but ended up finding one through SMTN. Closing was smooth and quick.

One thing that is unusual about the District is that there are two 1BR sizes and there is a difference for the MF's between them. With most locations, there is no difference on the same room type. I picked up a EOY smaller 1BR Platinum which still has 11,520 points. The MF's for this year were $1596, so $.1385 per point.

Yes that is a great one to own. Even converting points to HH is like a few hundred cheaper than buying them from Hilton.

How do you like the residences? The studio penthouse seems a bit cheaper in MF.

As a buyer, you want the resale prices to be lower.
As an owner, you don't want them to be so low that you can't get rid of the unit, when you need to exit.
Excellent HGVC Platinum 11.2k annual, Vegas deeds were practically being given away a few months ago 2/2 economic concerns.
Many of us paid a decent resale price to own (& love my HGVC TS; totally worth it).
Resale is 90-95% off retail prices.
Do your due diligence but don't keep waiting for the best 'deal'.
If you get something you like, get it & enjoy precious memories with your loved ones.
In years/decades of ownership, a small initial purchase price (still 90-95% off retail) is pennies, on your total cost of ownership (which is annual MFs, longer-term).
I paid for CL & love my journey.
bHC works for many.
Vegas works for others.
Everyone's use case is different, so get what works for you.
And as your needs & these systems/rules change, re-optimize your ownership over time, as needed...

Just kidding. Think I've already got too many too quickly, lol. I am building up a diversified portfolio with access to DVC, RCI, and II. and I like to add HGVC next. Each system is a bit unique and want to find the best of each can offer. Yeah think I can be patient to pick at right price while using what I have now. I am not a get it done now for the next 30 years type of person so yeah will keep changing and optimizing…
