Click on the Marketplace tab above. You need to be a member to list. $15 get you a membership, which is cheaper than Redweek.

You will need to do some research on their real value. Look at Redweek listings. Not sure Westgate is worth much, but there is a high season 3 bedroom listed on Redweek for $1300. It is not marked sold. There is a completed listing on eBay for $1.30 with seller paying the closing costs plus some other perks.

You really need to provide more information. Where are these? What brand?

If you're selling what I think you're selling then I think you may have to give it away with a financial incentive to be rid of it.

This credit repair guy we worked with helped of sell Wyndham timeshare and got about 80% of our investment back on the sale. I still think till this day what secret method "creditsavvydavid at/gmail/ com " uses, cause the result of simply consulting with this guy on a lot of my financial decisions has continued to be life transforming. I give all the Glory to God !

Math is so easy. “Credit repair guy” + 80% of “investment” back + a “secret method” + a generic gmail address = SCAM.

Westgate sticks it to any resale buyer by imposing restrictions on usage that makes owning a resale Westgate a very poor decision indeed. As a result, your timeshares are worth zero. As @TheTimeTraveler stated, you would need to give it away for free plus other incentives to entice someone (such as free closing, free usage, cash card at closing).

Your best bet is to contact Westgate and inquire about a deedback. If they do it it may cost you about $1500 per deed but would still be better than trying to give it away. If you talk to Westgate, be sure to thank them for ruining your timeshare’s resale value. Your other option is to list it for free on TUG.

If it is the Westgate property listed in their profile, their best option will be a deed back to Westgate. There will be a fee, possibly $1500 or more, but that is likely the easiest and even cheapest option. Continuing to carry the maintenance fees will cost more as the timeshare languishes.

As it's Westgate, I'd say it's worth between -$1,500, and -$3,000, depending on what Westgate is currently charging for a deedback.

$0!! What do you mean? I paid nearly $28k plus maintenance over the past 8yrs! Zero dollars!??? Do I need to sue someone?
 
You paid 28k to the developer. If you try to "sell" it back to the developer, you will have to pay the developer at least $1500 to take it back from you. (Last report was $3k)
That means your timeshare is worth negative $1500.
You may be able to reduce that negative value if you find someone to take it from you without money changing hands. In that situation, your unit will be worth $0 ( better than negative).
If you can't find someone, you may sweeten the pot by paying the closing and transfer fee. Not sure how much that will be but it effectively means your unit is worth less than zero.
There is no option where your unit is worth more than zero. It is unfortunate but it is the reality.
Feel free to sue Westgate if you want to, this is America after all. I just don't know what the basis of that lawsuit will be and why you think you would be successful.

Sorry to hear this was news to you. It is painful. Many of us here on TUG paid developer prices and found our units were worth pennies on the dollar. However we realized that we could buy resales from select brands at a fraction of the cost so bought more and enjoy many great vacations.

Although there are resale markets for some brands, Westgate is not one of them because they limit resale buyers usage to such a degree that the deeds are worthless on the secondary market.

1) As stated, you could offer to give it away here on TUG and in Facebook Westgate groups and pay the transaction fees. If that does not work you could go for plan B below.

a) Deedback and pay the fee

b) Walk. If you live outside the USA you could walk with low risk of repercussion on your credit.

If the deed is based in Florida you could walk away and if you don't object to the foreclosure, ignore any calls etc. it will go into foreclosure in a year or two and they will take it back. If you live in the USA, Westgate might ding your credit. Check out the stickys on Timeshare laws by state and datapoints on deedback experiences. We are not lawyers so YMMV. According to 3 data points (DPs) reported only 1 of 3 were reported to credit bureaus and all DPs were loans that defaulted.

Time to step up to reality as I spelled it out for you in post #5 above. Your timeshare is worth little or nothing (like it or not).

If you need to verify this for yourself the go to www.ebay.com and key in "Westgate Lakes".

You will see that eBay is offering many Westgate Lake Timeshares at very low prices. Look at some of these giveaway prices: ONE @ $1.00, ONE @ 99 cents, TWO for $1.30 each, ONE for $3.00, and ONE for $5.00. I would think that this would be enough evidence that your Westgate Timeshare is not worth $28,000 today no matter how you slice it......

As I advised earlier? Give it away for nothing and feel VERY lucky if someone takes it from you!

Sorry that the true value of your Westgate timeshare is not worth what you thought it was worth.

@TheTimeTraveler pointed out eBay listings. You will also notice that those listings more often than not include free closing. Some include free closing and free usage. One even included a $175 gift card on top of the free closing. This is what brings the value to below zero.

One Westgate Lakes timeshare recently sold on eBay for $1.30 with free closing and free 2025 usage. To put that price in perspective, a Westgate Lakes pressed penny souvenir sold for $1.99.

CChamp: you've had bad news and it will likely take some time to process this. This is when the scammers swoop in. Those exit companies that the well known 'advisors' (aka will read whatever is put in front of them for money) all advertise? All scams. Anybody who tells you your timeshare is worth anything; scammer. We have nothing to gain by any of this and are giving you the straight scoop. There are lots and lots of timeshares out there. Some have value on the resale market, and some don't. Westgate has made resales difficult to use so why would anybody pay for your week when they can get something similar and easier to use elsewhere? Westgate has nice places, but so does Marriott, Hilton, Hyatt etc.

It is worthless. Sorry to be the bearer of bad news. Westgate will charge you $1500 to $3,000 to give it back to them. THat’s why it’s negative.

You’re going to get scammers contacting you telling you they can sell your timeshare for you at very high rates. They will ask you for an upfront fee, and then they will never sell it. Do not pay anyone an upfront fee to try to sell your timeshare. Those are all scams.

Ditto timeshare exit companies. All scams. Don’t fall for them.

You have 3 options, and only 3 options, and anyone who tells you anything else is lying to you to try to rip you off:

1. Try to give your timeshare away for free. Difficult with a Westgate because it is almost impossible to use as a resale contract;
2. Call Westgate and pay them what they charge to surrender the deed. Likely around $3,000, but could be as low as $1,500.
3. Walk. Stop paying. Since it’s only maintenance fees you might not take a credit hit (although Westgate has been reported to be vindictive in this regard and seems to be one of the few timeshare developers that reports unpaid maintenance fees to the credit bureaus). Eventually Westgate will foreclose and you will be done with it.

That’s it. Those are your only choices. Sorry that this is bad news for you but you need to accept this because so many people in your position do not, and then they fall for scams.

They could rent until
They figuire it out
You know .. it’s likely a shock 😳 for them right now

this is a very common reaction to the truth...so much so this specific advice article was originally written in the 1990s and is still valid today.
