[ 2020 ] Need Name Best Broker to Buy and Sell HGVC

Bill Gabrielli is a real class act and will work to get you the best deal for you. He helped me get my Hyatt via a gift process and saved me about $300 in fees. I ended up getting the unit for free plus current year's MFs and minimal closing fees.

I bought two flex weeks from Seth and sold both with Judi. I moved to where I had purchased that timeshare so I didn't need either of those flex weeks any more.

Why did you buy from Seth but when you were ready to sell you went with Judi?
 
Bill Gabrelli sounds amazing however his site only lists Key West, primarily Hyatt. Does he handle HGVC regularly outside of Florida?

I recently used Jason Luria; he got me a good deal and the transaction proceeded smoothly, no bumps.

It seems that Judi is aware of their website issues. Dana who works for Judi told me last week they are in the process of completely revamping their website.

Her web site have had issues for years at least for 3+ and maybe more. At some point I could only get her website to work if I used a very specific browser all others didn’t work.

I don’t understand why she haven’t given the site an overhaul years ago.

just checked and when searching her site it AGAIN doesn’t work - throws an error. I assume that all the errors have costed her a lot of business’ as people goes elsewhere.

I've not had problems, except sometimes with Firefox. Was not a big deal to use another browser and then it worked fine. I found it nothing more than a minor inconvenience and easy to work around. But, yeah, improvements wouldn't hurt. However, the number of websites that don't probably support Firefox is large, so I roll with it. YMMV.

Do you think HGVC will ever add any more legacy owner available properties for us legacy owners to use? i wish they would make a property in Boston like they used the top floors of existing hotel in Chicago and Washington DC. Just a thought.

IMO, not soon. They are too busy integrating DRI and BG right now.

They are adding properties in Waikiki and Kyoto as we speak. And though they are both bHC properties, like all new bHC properties they don't have a Home Resort or bHC Reservation Window so HGVC owners can book a Club Reservation the same day bHC owners do...even those who own at the resort!

I was not aware that they were doing this, and I don't like it (spoken as a bHC owner who bought partially for the advantages). Of course, anyone buying these knows the rules, but I still don't like it...from a safe distance.

I agree completely and mention my preference for Home Resort (and bHC windows) to HGV whenever I get the chance. No point to buying at Liberty Place when the cheapest Vegas or Scotland deeds have exactly the same booking windows as owners (aside from Home Week...and I don't want to spend a week in Charleston or Vegas).
 
I also had a good experience with Diane on my first (and so far only) resale. Yes, I probably paid a bit of a premium, but I needed someone responsive like Diane to guide me. If you don't like the price, make a fair offer - it will likely get accepted :)

Do you think HGVC will address the low M/F of Las Vegas Elara and Boulevard by raising fees there this next year? Elara Studio M/F are already very high and only one bedroom and above have low M/F. I think HGVC will close this loophole starting with 2026 M/F assessment.

MFs are related to costs experienced by the property.

Each Property HOA reviews budget/expenses/revenue & adjusts MFs accordingly.

Elara, Blvd & Flamingo are massive properties (lots of units to share overhead) & do not have ocean (like HI or SoCal or FL etc), Hurricanes (like FL) and have far lower insurance costs than SoCal/FL and lower property taxes than HI & FL; NV is also a business friendly state with lower COL than HI/SoCal; all of these factor into MFs.

This isn't a 'loophole'; this is the reality/beauty of revenue/expenses. Many smart folks use the Geo-Arbitrage this offers; good for them :)!
