Parking fee at BeachPlace, and perhaps others

We own at BPT and as owners we have never paid for parking, whether occupying, trading back, using points or hotel reservation.

However a note of interest re charges for parking: we have an II exchange back upcoming this year, which was reserved in mid last year. The original II confirmation states parking is $14 per night, which is what they always charged. I added the reservation to my Bonvoy account and it showed up as $35. So out of curiosity I resent the confirmation, which is now mini-list, and this is what it said…

“Guests are permitted one parking space. There is a nightly parking fee of USD 35” …

So clearly the rate has more than doubled. With the huge deficit in reserve funding for this resort, we hope they are using some of this crazy increase to help build reserves….Or are other resorts also raising the parking over 200%?

Just curious what others are seeing wrt parking charges. Are any resorts that never charged for parking now adding them? Are others raising their current rates?
 
Grande Vista charges $25. This does not apply to owners, exchangers, or getaways.

At cypress harbour we were told that there would be a parking charge of $25 only for people staying on a nightly rate. Not for points reservations or exchanges or getaways. Basically, if you paid money to the resort for the reservation you get to pay $25 extra.
 
You probably need to contact the property to verity but I wouldn't rely on it 100% as frond desk reps don't always understand the differences in booking methods.

I think there has been a change in how they implement the parking fee as of 1/1/2025. As other resorts have implemented parking fees based on an MVC initiative, I suspect they made changes at Beachplace Towers. As I understand it, the parking fee no longer applies to timeshare based stays. Only Marriott.com/Bonvoy and outside travel agents (OTAs). So if you are staying on a home resort booking, Abound Club Points or even an II exchange or getaway, the fee should no longer apply.

You can't rely on Marriott.com as that is used to disclose fees to cash and Bonvoy guests booking through Marriott.com. The MVC HUB also indicates the fee but isn't clear who it applies to.
 
I have an AC reservation for GV this week. It mentions the fee but it clearly says does not apply to owners or those coming in through II.

Marriott.com doesn't discriminate with the verbiage on the website. It has no idea how you really booked. The language is the same for everyone.

Thanks. I just took a look. The wording seems to be different than Beachplace Towers. But I understand it is up to each property to update the HUB, so they may not all do things the same way.

What Beachplace says.
Parking Information: Parking fee $35 per day, one car per reservation only. Access to parking is via public parking garage with a clearance of 6'8".

That actually seems like an improvement, since typically they DO charge parking fees on marketing packages (like Encore stays.). If they are ending those charges that would be great.

Is a marketing package different from the Encore? The packages where you can pay £399 for 3 nights at XYZ resort, with a presentation required are different from Encore packages.
 
We completed our stay. An II exchange, but we are weeks owners, and they did not charge us for parking.

They have LOTS of non MVCI guests there. (I can practice my Spanish and Portuguese in the elevator) Those folks are definitely paying.
 
I don't believe that owners or exchangers or their guests (anyone on a timeshare reservation) will be charged for parking at any MVC or Vistana properties except for the "City Collection" urban properties which do charge everyone for parking (usually having a car is unnecessary in those locations.)

What has changed is that they are now a bit more aggressive about collecting parking fees from anyone staying on hotel-type reservations, such as those made via the Marriott Hotels website with cash or Bonvoy points.

Historically they have also charged for parking if you were staying on a marketing promotion, such as an Encore package, but some of the posts here suggest that they aren't charging parking fees on those stays anymore. I haven't yet experienced free parking on an Encore stay so I can't say for sure whether that's a portfolio-wide change or not.

As @dioxide45 has pointed out, the confirmation emails from Marriott ALWAYS say there is a parking charge, because those confirmations come from the hotel company, and they have no idea how your reservation was made. The reality is that the vast majority of stays will not be charged for parking, so folks shouldn't freak out when they see the blurb about parking charges on the confirmation.

I think the question is being asked because this hasn't been the pattern for charges at Beachplace Towers over the years. Beachplace Towers was notorious for always charging non owners, even MVC owners exchanging in, for parking. Only owners staying on their ownership week had complementary parking. I think also that Beachplace Towers owners who could show they exchanged back in with their Beachplace Towers week were also provided complementary parking.

I think this all changed this year when Marriott modified their parking policy at all resorts. They now provide complementary parking for all timeshare based stays. Though I haven't seen an official policy update for Beachplace Towers.

We stayed at Beach Place Toweres in April 2025, we booked with club points, I am a Marriott club member. Parking was free for 1 vehicle.
 
I've never paid for parking at BP and I wasn't an owner but just exchanging.
I've been there about 4 times already, last time 2 years ago.
 
Perhaps the policy changed earlier than this year, but we certainly paid for parking in August 2021. I suspect there were also some exceptions to the rule/policy or guests that slipped through the cracks. It has been a long ongoing policy issue regarding parking at BPT dating back to when we first purchased Marriott timeshare in 2007 and before. There was also a rather big dispute between Marriott and the HOA BOD over it, along with some other things.

They changed the policy to no charge for Marriott owners a couple of years ago. Before that they charged for all but BP owners. BP & MVC had a conflict over this issue along with renovation choices a number of years ago. WE did not pay for parking our one stay there I believe it was 2023 but could have been 2022.

If we are comparing to other parking policies that were implemented earlier this year, they started charging for parking for cash based stays. Is parking something similar at BPT, or does complementary parking only apply to Marriott owners? Do non Marriott owners exchange in through II have to pay for parking?

I checked my history and it was Dec, 23 when we stayed there. I had inquired here about parking charges and the info I got suggested that they no longer charged for Marriott owners staying there. I did not tease out whether this applied to exchanges, etc. I indeed was not charged.

I don't know what or how the policy came to be, but it was a long standing policy, up to at least sometime between August 2021 and December 2023. I also know that Marriott has wanted to change the policy for, at least, going on 15 years. I don't remember when it was exactly, but Marriott had a showdown with the HOA BOD. I am a Marriott owner (not at BPT) and I stayed there on a Marriott to Marriott exchange in March 2023 and they definitely charged for parking at that time. The parking charge in 2023 was $14.98/day. They even sent the parking instructions in advance along with the preferences email. (See below)

Based on several recent reports it sounds like this policy may have changed to match the other MVC (non City Collection) locations and that parking charges only apply to hotel stays booked at vacation club locations.
