Threat of lost reservations

Is anyone concerned that their timeshare reservations in Maui will be cancelled to accommodate folks made homeless by the fire? The governor (or mayor?) Threatens to force short-term rentals to convert to long-term.
 
I haven't been following that closely but it seems like it would be aimed at airbnb types, not resorts with multiple weekly owners.
 
I suppose it could happen... I would think more in the Kaanapali it COULD happen because that's where people were displaced. In the event they spread it out to other areas i would not be concerned. We were at Maui Bay Villas (Kihei) earlier this month and the parking lot was not full. I would imagine there were empty rooms. So even if they filled them with locals I don't think it would be enough to cancel your reservations.
 
No, not concerned.

I've been following the TripAdvisor forum for Maui. There is all kinds of "bad" and scare information out there, but the general consensus is that the government can't just seize properties. Even if the mayor, or whoever, is "suggesting" that STR be converted to Long Term Rentals, that would be immediately challenged.
 
Timeshare in itself should be shielded from this. You can't really convert deeded week timeshare to long term. You have 52 owners of a unit, how do you legally convert that? I could see it happening with single owner homes that currently rent through Airbnb or Vrbo, but even there that could be doubtful. I would think actually that converting those to long term would be monetarily beneficial to the owners anyway.

I agree with most of your points, except the last one. In some areas of Hawaii, it has absolutely been shown that (COVID shutdowns aside), far more money can be made as vacation rentals than as long term residences at market rental rates that are even remotely affordable by the local population.
