Question about canceling Hyatt Vacation Club Time Share

Hello. My husband and I went to an HVC presentation on 12/4. I did not want to purchase the timeshare, but my husband really wanted to, so I gave in. I immediately regretted it and started searching how to get out of it. I told my husband that we should cancel because we could get it on the secondary market and he agreed.

The contract provides 7 days to cancel without penalty. On 12/6, I faxed the cancellation letter. On the same day, I also sent it via certified mail/return receipt requested. I received confirmation that the fax went through and I now also have the USPS confirmation that the letter was delivered on 12/8.

I have not heard anything from them yet and I’m wondering how long this process takes and when I can expect to get my deposit back. I tried calling HVC, but was told that their general information reps don’t handle cancellations and can’t provide any additional information. I also emailed them asking about timeline and next steps, but there has been no response.

I am wondering if others, who have gone through this process can shed some light on this.

It's done. You have rescinded. You shouldn't hear from anyone at this point. The salesperson may contact you, but it's not likely. I would call this a closed case. You have proof of rescission.

You should buy Hyatt resale, if you liked what you saw.

They are under zero obligation to contact you or provide a status of your rescission. You will know it is done when they refund your down payment.

To answer your question, we bought 120k points every other year for approximately $13k. I put a $6k deposit down.

It can take up to 45 days to get your deposit refunded, but it will probably be much faster.

Based on the number of points, it sounds like you bought in the former Welk program. I think they call this Platinum Points under Hyatt Vacation Club. HVC is confusing now because they have the former Welk system as well as the former Hyatt Residence Club program. Both points programs are trash. You may want to research which timeshare system is best for your needs. Hyatt deeded weeks in the former Hyatt Residence Club are good. Marriott points and weeks are also good, but quite expensive in annual maintenance fees. There is also Club Wyndham and Hilton Grand Vacations Club.

Congratulations! You did what you needed to do. Do more research here on TUG to confirm what interests you most and fits your family’s vacation lifestyle, and then buy resale. Redweek.com is a great place to find one to buy. You should note that the Hyatt Vacation Club is now made up of the original Hyatt Residence Club and what was the Welk Vacation Club. Each also has a portfolio points program. The overwhelming opinion is to stay away from the portfolio programs.

Redweek is great. You can also look at ebay. There are some great sellers on ebay.

Hyatt and Welk are a combined system, and I have no idea if it's a good one. Old Hyatt was good, and a totally different currency than what you were offered. What resort appealed to you during the presentation? In other words, where was the presentation? If it was Branson or Escondido, I wouldn't buy that, but you can get it for free. Hyatt is not really free.

I would be much more likely to buy a Marriott week and use it for trading in Interval International.

Didn't used to be true, Hyatt was terrific, but I don't know what to think of the Welk/ Hyatt. Welk has some nice properties.
 
Sorry this is not true they have a legal responsibility to notify you and if they do not than they are in bad faith... Best to put them on notice and if you do not there is a statue of limitations...

These people will pigeon hole hole in hopes you will just go away.

in 1996 -1999 I build the Karmina Palace in Mexico and I know how the games is played.. I sold the back building and spent 150K Per Key and sold them for 1.25M or 25L per week x 52 weeks per year

The prior poster is just here to hijack threads because they are mad about maintenance fee increases. You will get your refund when they process your rescission. I stand by my statement that they are not obligated to contact you regarding the status. You have done what you needed to do. The timeshare companies don't play games with timeshare rescission laws.
 
The MF are only legally allowed to increase 5.75% annually and they raised them over 19% this year and the capitol improvement fund that Jon Fredrick's provided every year accounted for the properties to be improved and what Hyatt is doing now is passing the brand standard improvements to the owners... Contact me and I will give you Hutches in the legal departments email and you can notify him personally you are joining Patrick Duddy class action and they will stop with this non sence

The Welk system you were buying into can't be interchanged between the two HVC systems (Legacy Hyatt Residence Club and Welk). You can pick these points up for free on the resale market. The Hyatt Residence Club Portfolio Points are very expensive. You are better to buy a deeded week at a Hyatt Residence Club resort. These give you points that you can use to exchnage into other Hyatt Residence Club resorts. These points are in the 1000 type denomination where former Welk are in the 100,000 size. With a deeded Hyatt week, you can use the points to trade into other Hyatt resorts. Many people love their deeded Hyatt weeks. The important thing to know is what is a former Hyatt Residence Club resort and part of the Hyatt points program and what is a Welk week. I wouldn't buy into Welk, but I would buy into Hyatt Residence Club.

Realize this is all very confusing because Marriott Vacations Worldwide, who owns Hyatt Vacation Club, has decided to take two different programs (Welk and Hyatt) and give them the same name (Hyatt Vacation Club).
 
By the way, went on eBay, as suggested, and saw a listing for 240k points every year for $25. Seller pays closing costs and maintenance fees for 2024. Buyer would be responsible for maintenance fees until 2025. The seller has 100% positive reviews, so this seems legit. Are people that desperate to get rid of this timeshare? It makes me a little wary…

Yes, and I don't know what kind or resale restrictions exist with Welk. You need to be careful with what you buy and don't jump into something without knowing everything. Timeshares are easy buy and many times very hard to sell.

I think that's a very personal question because you would feel positive about a timeshare that fits your needs. Such as how often you travel, the locations you like to travel to and the quality of the resorts. My advice is to first figure out how you would like to use the timeshare and the budget you can spend and then go from there.
