Club Wyndham new sales pitch. What happens to your points when you die.

The most recent sales presentation. They ask me what are plans with your membership when I die. Do you have any kids?
Why should I care I'm dead. I don't think legally my heirs can be forced to inherited them. I plan on dying broke hopefully.
Crazy pitch to add more points to your ownership. Has anybody else been entertain with this type of sales pitch.

I added my children to our membership. It cost about 190. They have all been on many many vacations with and without us and have all sat in presentations and know full well what the membership is all about. They already have a plan with regards to paying maintenance fees. When we can no longer use it, they will be the beneficiaries. When we go off into the great unknown, they can remove us from the membership be presenting a copy of a death certificate. Someone on TUG (yeah TUG) suggested that they keep our names on the membership so they have another place holder in the event they need to make more than two reservations vs getting a guest certificate. That’s just an idea. But if no one in your family likes vacationing in beautiful resorts they’re missing out on a great opportunity.

Unless they are on the deed, then they have to take it. It's both a good and bad thing. If your kids do not love timeshares, and they think of it as a waste of money, don't add them to your deeds and just pay GC fees.

If they are on the deed, they are co-owners and the timeshare isn't an inheritance.

And that is just plain cruel to do that to the kids for a bad timeshare or system (Wyndham!!!!). But if the kids want it and can use it, then you are golden. But our kids are getting tired of hearing me complain about Wyndham, so maybe they would rather we remove their names.

There are kids and there are kids. My kids are in their 40s and capable of making rational decisions. They have good memories of Wyndham resorts and some of those are very recent. I haven't offered to add either of them to Wyndham accounts or deeds.

Their Wyndham experiences have not been bad. Your experience with Wyndham and, to a lesser extent mine, have nothing to do with them and won't have any effect on them. They will not be crapped on by Wyndham for "commercial use."

Your kids are not the only ones "getting tired" ...

Co-owners of anything are equally responsible beyond the death of any other co-owner. It is not a "Wyndham cruelty" thing.

NO ONE said it was a Wyndham-cruelty thing. It's parents that are inflicting that on kids, and I am guilty. Stop changing what I said to create issues. I am regretting the adding of the kids' names, and a lot of it has to do with the ridiculous amount of time it takes for the kids to get the deeds I am giving away notarized. I have two kids who take forever, and I am definitely complaining to them about it. I am a parent of 40-year-old adults who need to know that we are continuing to pay fees on contracts they are taking two months to get notarized.

I would love to meet you in person and see if you would talk to me like this face-to-face. Same with a bunch of the other Wyndham-mega-renter haters here on TUG. Seriously. We didn't just start our business two years ago, we have been renting since 2008.

Wyndham is not at fault for anything at all and are protecting owners' ability to book in the system in which they purchased. They definitely are punishing us by not allowing us to use certified exit to deedback our resale deeds.

We own Bali Hai and Shearwater, and I am not deeding those back anytime soon.

I have given away 2/3 of what we owned that is resale. It's been a long process, but people do take something for free with free closing and free transfer.

I don't smoke anything and have never smoked marijuana in my 69 years of life. You read what I wrote absolutely incorrectly. If you read it the way I told you I meant it, you would see that I was saying that parents shouldn't put their kids on timeshares that they won't want.

Stop being mean. You are a bully and you are trying to get all of these other people to join in. It's ridiculous.
 
We have one timeshare that is RTU, so hopefully we live long enough to use it (2029) I have a timeshare in my name only. So if I pass away before my husband, he doesn’t have to be responsible for it. All of our other timeshares we sold or gave away or gave back. Trying new vacation ideas cruises, rentals, road trips etc.
 
Bullying is alive and well on TUG.
 
I unignored a couple of people in the last month or two because things seemed calm, but now I’m reminded of why I ignored them initially.

Some people like to show off how much they deserve to wear those very special hats we see people mentioning.
 
Just keep in mind, that Wyndham and other timeshare companies are not building new properties anymore, and the maintenance fees keep going up. With alternatives like VRBO and ABNB available now, it seems like the next generation will not want to own timeshares. Our kids have enjoyed occasional guest stays, but they have no interest in owning. So we completed Certified Exit this year to avoid the complexity of dealing with property in multiple states when we pass.
 
My 4 adult kids also prefer the flexibility of ABNB and VRBO to paying a monthly fee.
My plan was to use certified exit when the time comes, if Wyndham will take it.
Otherwise just let it go.
Wyndham sales puke at Myrtle told me last week at Myrtle that Wyndham would go after the estate (trust or probate) and if there were assets, they would get their share.
Most of us die with some assets, so how to avoid Wyndham getting some of them?

There are some newer properties, like the Atlanta and Avon, which I think are the newest. The Avon property has no real swimming pool and charges a lot for parking. I would pay it, but we would have two cars with family, so it would be expensive to park.

I was impressed with the updates at Steamboat. The units are beautiful. We had a 3 bedroom in August. I was dazzled.

You are kidding yourselves if you think timeshares are going away...

Companies like VRBO and AirBNB are VERY unpopular right now in the eyes of a lot of homeowners.

The fact is, they are contributing to the housing crisis in some areas, people own second, or 3rd or 4th homes and "airbnb" them. This is destructive to neighborhoods. In in fact live across from a home that sold in April and is now an AirBNB. I have an open code enforcement complaint against them because my county has an ordinance against short term rentals.

The case is going to the code board in December. But it's been awful. The homeowner does not do any due dillegence on the renters, they are mostly scumbags and kids who throw parties... this is not what I signed up for when I bought my home 20 years ago, my neighbors are upset too.
There's large corporations that are buying homes en masse and AirBNB'ing them, short term rental properties which are taking housing stock out of circulation for permanent homeowners that need it. Driving supply down and costs up.
The state of Florida has an active bill making it's way through the legislature which will severely regulate short term rentals, and there is definitely momentum against the whole concept right now by homeowners...

Consider also, just like our mega renter friends here, these people are likely not paying taxes on their income, they don't have the proper insurance, and the properties are not inspected or regulated like a hotel or resort would be and dont have the proper fire suppression/detection systems.

All it will take is a couple drunk couples who barbecue their entire family because they turn on too many lights at the same time in a sketchy unregulated AirBNB and it gets national exposure and the whole house of cards comes crashing down on them.

You're making quite a leap here. Do you have anything to back up your assertion?

Disney has been averaging a new timeshare property every 12-18 months. They continue to sell them like hotcakes, even with the prices constantly increasing. For the current on-sale property, Disney’s Riviera Resort, enough points to get you a 2 bedroom standard-view in the middle season for a week (there are 7 seasons), will cost you just shy of $80,000 at developer prices. The resort is on track to sell out in the next year or so. A week over Christmas or Easter will cost you $120,000.

Unfortunately there is huge money behind these corporations. I’ll believe FL curtails them when I see it.
