I thought I read someone mention that there is a minimum income requirement for a presentation. If there is one, does anyone know what it is, and is it for a single income household or a double income household? Basically I am wondering if a VOI is purchased on resale for cheap, can someone not "qualify" for an update because their income isn't high enough:?

Thanx, Gina

While they always seem to have these requirements listed out, they never verify. Sometimes they are listed with a place to initial but they don't ask us to initial to acknowledge them. Other times they might ask us to initial. We have purchased Vistana VOIs on the cheap and taken an update. Many updates to be exact. We do meet the income requirements but they never verify and I don't know how they would. Simply the honor system.

I was kinda hoping to be able to suggest that as an excuse for someone to get out of the update. :ponder:

Well, you can say you don't meet the requirements and then they will probably let you off the hook. Or they may say, it doesn't really matter...

The only updates that are mandatory to attend are ones you attend with the purchase of an Encore or an owner event. There is no getting out of those unless you cancel either one of those packages. All other sales presentations are voluntary.

The best way I've found is to tell them to ask the person trying to get them to the update if being an "undischarged bankrupt" matters.
That has instantly stopped even the most persistent hawker and made them go away.

It’s saying no over and over. It seems like saying i am too poor or I am too old should be enough.

The trick is to not give a reason. If you say "too poor" or "too old" their training is to treat it like a sales objection and try and argue you out or it.

If you say "no" and then no other words, then they'll say "why?" Then you say "just no" and it really doesn't give them anywhere else to go with it.

I would think if someone has a hard time saying no, they may also have a hard time telling a lie?

I am a widow, since they like couples, more income. I just say my husband is not with me, maybe next time! You would be amazed at how they just assume a woman could not make enough income.

The reason they want couples is that "I have to check with my spouse before I could buy" is too powerful an objection. They won't take married men without their wives either.

They also like married coupled due to a higher propensity to purchase. They really only need to convince one of the two to purchase to get a sale since the one who is convinced can usually influence the one who is holding back. Two is always better than one. I beleive they also offer lower incentives/gifts to singles, at least that is what I have seen reported by some when attending Vistana owner updates.

Yes, this is true. I just completed an HGVC update. I had raised concerns about the cost but my wife asked some questions that showed a little interest and the salesperson from that point on just about ignored me giving almost all eye contact and direction of discussion to my wife.

3 Marriott/Vistana resorts this summer. Zero offers for "updates". I may be blacklisted... :)

An approach similar to this would work. She could just say " My husband's not with me." (She's not married.)

We had a similar experience. I had been doing the majority of the talking, including saying we're not interested. The salesperson made a very rude comment to my husband asking him if he had any say in this decision. What a jacka$$! My husband readily admits I know the ins & outs. Gratefully defers to me regarding our timeshare.

They tried that once at MKO. Salesman talked down to my wife because he was getring no where with me. He said to wife "You are not paying attention. Do you have a say in this?" Wife looked him straight in the eye and replied "I just do whatever Frank says regarding timeshares. If you convince my husband to buy and Frank says sign on the line, I just do it."

Took the steam out of the top salesmans presentation after that.

Needless to say, I do not see how these salespeople think they will sell to anyone using a negative approach like that.

In response to the income requirement, I just returned from the residences in New York with a friend. I could not do the update because my husband would not be present. But when she saw that I had another room reserved she asked me to extend a 90 min guest of owner preview to my friend. Her email stated in part -

“If cohabiting/married, both are required to attend. Income $100k. In appreciation offering 70k hilton honors points or $200 visa gift card or $300 hilton grand vacations reward certificate.”

I knew my friend was not interested. I was curious to know what a HGV reward certificate is but I didn’t ask. I didn’t reply to her email.

She even offered to have someone call me when I returned home and could get my husband on the phone for 20 mins then they would talk with me alone if he had no interest in staying on the line.

I asked a sales guy in Cancun once how to get people in town to stop harassing you to go on a timeshare presentation. All you need to say is that your flight is in five hours. Works every time .

Yeah, we've used the "we leave tomorrow" as a way to get past those kiosks.

I've seen the minimum income on promotional offers for non-owners. they types that are like $299 for a 3 night stay, must attend presentation and must have an income of $xxx. As an existing owner, I've never seen it come up.

If the potential buyer is deceased, he/she may not qualify for a presentation, although there are likely to be exceptions. Income for sure not a problem.:D

How can a deceased person qualify?
