Adding Resale Deeds to HGVMax/Premier+

We're playing the Aspire game for sure, rack up lots of points that way. Pre-Covid also traveled a lot for work, always stayed at Hiltons, and the points racked up unbelievably fast that way, too - Five nights + Diamond bonus + Aspire points, plus the double points deals they seemed to constantly be running. Staying five nights at a random Hampton Inn would usually accrue enough HHonors points for a free night.
 
I'm accustomed to seeing HHonors points devalued in the good times, curious if it goes the other direction when times are bad! We shall see!

At the same time it needs to be taken into account that the HHonors point base (cardpsend) is increasing too, so while it costs more points to book rooms, the buyer is also accruing more points due to price inflation in the general economy - is it 1:1? Not sure. I see a lot of low tier hotels that are still 30,000 - 35,000 points, but the desirable hotels at peak season are awfully expensive.

It may slow, but unlikely to reduce in any hotel chain. Our primary program is Hyatt and all our spend goes there. They periodically change categories for hotels- some go up, some down. Invariably more go up in category than down.

It wasn't that long ago (~5 years) that we would regularly find Homewood Suites rooms for 10-12K points/night; now I rarely see anything under 30K/night. Personally, I would never buy a HGV deed with the main intent of converting to Honors points. So many things can go wrong with that plan. Hilton and HGV are completely separate companies, and the Honors conversion could change at a moment's notice or could be completely cancelled. There are already EOY conversion restrictions for lower levels of Max ownership. Plus with the constant devaluation of Honors points (they have never gone the other direction), I can't count on something that makes financial sense now being status quo a few years down the road.

Fair point! That's the benefit of having the points as HGV points by default, they can still be spent at HGV resorts. Thankfully we've never found ourselves in a position of having too many ClubPoints to spend - not sure if that's a good thing or a bad thing!
 
I agree with you @PigsDad. I know that some have proven (with examples, via math) on how they are converting HGVC (not bHC) to HH and using them for mainly international travel. I have actually had a much better experience using HH points internationally than in the USA (like the example that you have stated). For example internationally, a Hilton Doubletree in Milan, Italy was 60K HH points but the room rate on Hilton.com was ~$500 this past September (I used HH points for this booking). But honestly, I don't travel too much internationally. I am glad that it is working for them but I would never recommend going that route as the reason for purchasing. It is also the same reason that I would never recommend to someone purchasing HGVC to use OS primarily. To me, those are both side benefits that easily can be either devalued or removed.

Don't be afraid to look at Craig Lodges for a cheap purchase and MFs....no closing costs...well, a 195 pound legal fee and then the typical points activation that you have anywhere you buy. They exchange a 1:16 but with the low MFs, evens out...some. Also, you get other options such as trading in II, renting it out, exchanging with other owners, etc.

Did you buy any of the deeds up for sale during the recent auction? We looked at what was available but they were all Gold or worse weeks. All our current weeks with them are Platinum. I'm curious what some of them may have gone for.

No, I looked at them but most were crappy weeks. I suspect many, if anyone even bid on them, were almost given away.

That's what I figured. They didn't list a minimum bid price anywhere and several still had no bids towards the end of the auction period.

The only people that would be interested in some of those would be folks who want a specific week to use the lodge then, otherwise, they don't make financial sense for cheap points.

In theory now that the Honors points are dynamic, they should kind of go up and down with the cash rates. I have not tried to track that at all, but in general cash rates go up over time and i would expect the points rates to do the same...
