Have you ever heard of this company? They offered a lowball price on a Marriott week I am selling on Redweek.

Tell them they can pay your price and you’ll donate the difference to charity (and you get the tax credits). See if they go for that. :)

Is this a rental or a week for sale?

What property and season are they low balling?

Is it something that Marriott would have any interest in during the ROFR process?

.
Shadow Ridge plat season.

For sale and such a strange website. Got to be a scam.
It looks like the domain was created in 2019 but their Florida LLC wasn't created until January 2022. Not sure it is a scam, but not sure what their business model is.

I think they try to acquire weeks to rent out. Set a price and then leave it to others (ie a charity) to do the marketing of the week via an auction.

Charity probably doesn’t know the value of the week and has “no risk” because of the consignment model. I think the hope is those participating in the auction likely will overpay as they will see their payment going towards charity, so the reserve price can be set higher by this company. I don’t think the model is sustainable as it relies on getting very cheap inventory.

I once bid $600 for a hotel room package I know I could have gotten for $400 if I had bought directly from the hotel - but it was a lot a charity gala and wanted to support the cause. Unfortunately, I found out later that I had outbid my boss by $25. Not a good move!

Years ago, there was a company that said they were doing timeshares for charity. They were pretty much frauds, not one charity accepted it, and the people who paid $$$ for them to take it were later told they could not claim a charity deduction. I have a feeling these guys are the same failed scam charity business model, fooling owners into thinking they're going to charity when they are just fleecing owners.

Their registered address looks to be a condominium unit, not necessarily unusual, but certainly a small time operation. @RX8

I see that you @dioxide45 had an alert for me. Strange though as I never got an alert notification (clicking on alerts also shows no alert). I just happened upon this thread.

Not much to add as you have outlined the biggest issues such as the newish LLC (created in 2022), slightly older but still somewhat recent domain (2019), and a business address that is a condo. Not things that scream scam but certainly red flags to be cautious about.

The principal is Nicholas Salgado. Some other things noticed include another business entity called 1623 COLLINS AVE #816 INC which I find odd to have corporate name being your address. This corporation was created only two days after the condo was purchased in 2021. There is also another Vacation Awards, Inc created in California in 2021. That address is a townhome in a multi-unit complex. The legal filing however does not include a unit number for the address. Interestingly, the contact phone number for the website, while listing a Miami Beach address, is a Los Angeles prefix with the phone number being a VoIP internet number. My guess is this was supposed to be associated with the California corporation but they may have decided to use Florida as the corporate location. What bothers me most though is an apparent lie on their website. They claim over a decade of working with their hotel partners yet this company at best is only a few years in existence.

I have no idea how they make money. It is possible they have utilized hotels in their vacation packages and are now branching out with timeshare packages. Buying timeshares for this purpose seems foolish to me. They claim on their website “Every package can be sold multiple times with no limit!” I’d like to see them try that with a timeshare.

A platinum Shadow Ridge should probably sell for around $3 or $4 plus K. So, irrespective of whether it is a charity or not, why would you sell for much less than the typical going rate?

Perhaps it was because I added your @RX8 in a post edit instead of the initial reply in the thread. Did you get a notification this time?

The only alert I got was for you quoting me. No alert for the other. Weird.

Didn't you just buy this week?
I bought 4, and one took so long to close, I couldn't get anything decent to deposit, and I paid the full MF for 2023. Four is one too many, and the fee increase is crazy. Trades no better than my Willow Ridge.

You are a shopaholic! :) I believe if you book Feb and Mar weeks, i.e. go by the highest TDI, they should trade much better than your Willow Ridge.

All that was left for 2023 was 5/6 studio and week 50 one bed. Crap for trading. I will never buy from Doug Menjivar again. Nice people but clueless.
