How can I rent my SDO and Kierland for Superbowl weekend?

This is not an ad., but rather a request for advice. I've been renting villas at SDO and Kierland for 10+ years. Usually, I make my reservations in the spring or summer. I have never had a problem renting these reservations. This year, I decided to make a few reservations during Superbowl weekend with the hope of renting them out. I put the listings on TUG, Redweek, and ebay. My prices are reasonable (about 1.5x the normal rental rate). However, none of the rooms have rented. Does anyone have any advice on how to rent units for Superbowl weekend? Thanks, Osman.
 
You are cutting it pretty close now. You might have to lower your price.
 
I was looking to go to the area for a separate reason at the same time as Super Bowl and still found lots of reasonable cost and availability.
Lots of availability and teams in it are not that big a draw (market size, not a comment on the teams) so probably a double hit.
 
I had two Home Resort Reservations for Super Bowl, one Westin Kierland and one Marriott Canyon Villas. Kierland rented almost a year in advance at a high price. Canyon Villas did not rent until a week out, despite being competitively priced, and I had to lower the price way below maintenance fee to get it rented at the last minute, so I took a loss on this one.
 
I ultimately decided to cancel my reservation. I have always been able to rent one side of a 2bdrm for golf. Unfortunately having 2 major sporting events back to back, the market was over saturated.
 
I went through this in 2008 or 2009; I reserved a Kierland week a year in advance and was ready to collect big time rents for the Super Bowl.

The problem is that the game is on a Sunday, making a week rental inefficient for most. Furthermore, no one knows who will be playing until two weeks before, so many don't make plans until the very end. I used Redweek, MyResortNetwork, and eBay. It was frantic, stressful, and successful.

I ended up renting both units, but one rented only a couple of days before the game. I got good rents. But I will never do it again.
 
The problem is flooded market. There are too many rental accommodations available specifically for Super Bowl, including timeshares. Some of those are priced really low, so it's hard to compete. If you have a Vistana timeshare, you can cancel up until the last day, but there's no such option for Marriott. I will never do it again with a Marriott week.
 
Did you list on go-koala.com? They will need to verify the rental, which could take a few hours, but it's something I would try. It's free. I think a free listing site is always worth a shot. I don't know why everyone doesn't list with Koala.

I'm coming to the same conclusion. Booking a year in advance means booking a whole week, which is not a good fit for a weekend event. Booking a week at a typical vacation time seems more reliable for rentals.
 
Did you list on go-koala.com? They will need to verify the rental, which could take a few hours, but it's something I would try. It's free. I think a free listing site is always worth a shot. I don't know why everyone doesn't list with Koala.
Thanks for the tip. I have never heard of go-koala until now! It's great to have free places to advertise, but I don't relish the thought of having to post on yet another site! I guess I have to keep up with the times. Ten years ago, a majority of rentals were through the TUG Marketplace. Now TUG is maybe 1 in 5, which I attribute to so many other sites becoming popular, like Air Bnb and VRBO and now Koala.
 
I think there was definitely a saturation. Way too many people all had the same idea to try a make big bucks. The number of Canyon Villas weeks I have seen in Interval for Super Bowl week really tells me there wasn't nearly as much demand. (There is a studio available in Interval right now- check in tomorrow. Also available as a getaway for $947)

Most average fans don't go to the Super Bowl in my opinion. Its a lot more corporate than a regular NFL game due to the astronomical ticket prices.

You hit the nail on the head. When I look around I see a lot of units for rent, and some are priced extremely low. I think I'll stick with typical vacation weeks for rentals from now on (Spring Break, right before kids go back to school in the summer, etc). Fortunately, as you mention, I don't have to pay a cancelation fee since all my units are through Vistana, but I still have to deal with the 60 day restriction when I re-reserve the weeks. :mad:

I would like to experience a Super Bowl but those prices are too rich for me.
Let's see, 1 week in Paradise or a few hours of long lines and crowds....
 
2-bedroom sitting there for check-in tomorrow at Canyon Villas now too! and the studio that has been there all day is still there with no takers.

Agreed. Koala is slick is easy to get the posting up online. No front end cost. More up to date user experience than other sites as well.

I was also able to rent my 2 bedroom WKV about a year ago for a very good price. I'm pretty sure that people who book a year out are corporate types/sponsors/business development. I thought I might have left money on the table but the market seems to have cratered.

I also agree that a Philadelphia vs Kansas City Super Bowl is not exactly LA vs New York and has also likely diminished demand.
 
As an aside, for next year in Las Vegas, Marriott Grand Chateau in Abound shows no availability from the Wednesday prior thru Superbowl Sunday. All other Feb 2024 dates show availability. I went to check yesterday, toying with the idea of reserving just in case we want to go. I was either 3 days or 1 month+3 days too late.
 
The problem with these "event rentals" is that it is likely to be a last-minute rental and you have to wait and be patient - not for the faint of heart. If I just rent out a week in the season because I'm not using it, I usually cancel if it doesn't rent at 61 days out. More often than not, I do miss out on a renter because I get multiple inquiries later on. But I just don't like the risk and the stress. It's especially easy to do that with Vistana with VSN-enrolled weeks since you can just take the Staroptions, bank them and you have 1-2 years to find a use for them.
