HGVC - Hilton Club NY and LV Boulevard
Hi everyone,

Looking for some help and apologies if this has already been asked before. I am looking to potentially sell my Hilton Club New York timeshare property. Upon the recommendation of the of many TUG members, I reached out to LT Transfers but they advised that under NY state law they could not help me complete the transaction, as it must be conducted by a licensed attorney.

Does anyone have a recommendation for a lawyer who can provide this service in New York? Also, what should I expect in terms of fees for the transfer?

When I bought at the Residences resale (through Judi K), she used First American Title to handle the transfer (looks like www.vacationfirst.firstam.com on my closing letter). I presume they have NY attorney on staff and/or hire one as part of the closing. Closing costs were $1400 inclusive of Owners' title insurance (around $1018 without on $9k consideration).

Thanks - doesn't that seem like a lot compared to the ~$250 that is charged for non-NY transfers? But I guess if that's the rate, then that is the rate ... it does seem silly when the consideration on the transaction in my case is going to be around $3000.

So, I've heard back from First American Title and they told me they do not provide services in New York. So I guess their NY Lawyer must have left the staff somewhat recently? The search continues ...

Any time you go with a licensed, bonded and insured closing agent, it will cost you more. Many, if not all, those $250 places are none of those three things. They are just deed prep services.
 
i think there is a single NY agency for HGVC transfers. Grand Vacations Title?
