National Harbor Contract on eBay

I rehomed two National Harbor contracts earlier this year. They were both out of our account in about 10 days under three months. That's from the time I received payment from the new owners until the points left our account.

I've used LT Transfers before so already had the sales agreement and contract details forms to send to the buyers. I also had our deeds, the VOIT/estoppel from Wyndham and the photos of our driver's licenses ready to send in along with the completed forms.
LT best in the business hands down. Looks like you had all your ducks in a row with the estoppel and copy of deed in hand. This saved you weeks if not more. LT will not move forward on a transfer without them. LT can get a copy of deed online in minutes at most locations but not National Harbor and the estoppel is hit or miss. If you request Wyndham to email the copy to you some times it can take a day but a week or longer is not uncommon.

I agree that the $650 closing cost and other fees had potential bidders thinking twice.

At $2425, this National Harbor eBay auction was an even better deal -- seller paid all closing costs, transfer costs, and maintenance fees until the transfer completed.

Any way to know for sure if high bidder with a (2) feedback or second (0) feedback closed on purchase? Not a bad all in price either way.

It's up to almost $3,000 this morning, with a day to go. $5,000??

The two big contracts with opening bids of $10,000 allow Best Offers. We'll never know the actual selling price.

Saw the TOTG contract yesterday - pricey - IIRC the MFs for TOTG are in the low $5.xx/1000 range before program fees? This resale contract appeals to me on some level simply because it's more useful to me than the 688.5k NH resale contract that I hold at present since we often stay at TOTG for a week or two every year for our primary beach vacation. That and the MB contracts all have RARP at the other MB resorts which is a nice thing to have - and IIRC TOTG has the lowest MFs of the MB Wyndham resorts. I'm watching it for now.

One more "good luck" listing - I had to read the fine print to figure out exactly what it was (because they're mostly touting their points in RCI that won't transfer), but it's Midtown 45, 200,000 points for $10,000 CAD. They must have been emboldened by all of those other high-priced listings!

I think the same thing every time someone on TUG rails that nobody should ever purchase retail, that resale is the ONLY way timeshares should be purchased.

With that being said, I'm never purchasing retail ever again, resale only for me.

It does make me wonder what the logic is behind buying a million+ retail contract that's not PR. At least in the defense of whoever originally purchased this one, Grand Desert's on the low end of MFs. But I don't really see the point in going all in on one giant non-PR contract.
I think the same thing every time someone on TUG rails that nobody should ever purchase retail, that resale is the ONLY way timeshares should be purchased.
I'm not sure that anybody here has said "nobody," because everyone here offering that advice is under no illusion that we're reaching more than a tiny fraction of Wyndham timeshare buyers/owners. Even if everyone who came to TUG only bought resale and never purchased retail again, it would probably not make a noticeable drop in the bucket of Wyndham sales.

I wouldn't be surprised if it is relisted or second chance is offered to 2nd bidder. 4th bidder looked solid.

One such person has been obnoxiously complaining about how they bought 4.5 million points retail, some of which they didn't realize how bad the MF's were until the music stopped... and most of these people are in the process of unloading them now.

And then we have people who go from zero to 1.6 million resale and are trying to "not look like a renter", even though they are "giving" out weeks to their employees and constantly asking questions about how to game the system. But I digress. A lot of the rhetoric here lately doesn't pass the smell test.

Yes. I bought a lot of points. Yes, I plan on vacationing with family. My trip with my in laws is going to run me 800k+ points alone. I’m self employed and I can only travel at peak seasons. I added my parents to one small contract and my brother and SIL to another as apparently Wyndham is on a mission to penalize legitimate owners. It’s pretty bad when I’m nervous about using a guest certificate at all even for legitimate reasons such as family vacations with more than two rooms.

Occasionally people have points left over at the end of the year and rather than lose them, I would gift them free of charge to my employees who are also my friends.

But apparently you’re all triggered and looking down your nose at me for trying to figure out the pitfalls before I make them. I prefer not to learn the hard way. If you want to dig on me for that, you aren’t hurting my feelings. I have none to hurt :)

I agree that figuring out pitfalls before they happen is huge deal….my goal with my resale contracts are to maximize usage best for me and my family…which sometimes feels like I am going against the tuggers grain…

By asking questions, you start to understand what you don’t know… yet. I’ll keep asking questions regardless of the crankypants above lol
 
Nothing wrong with asking questions, but the quality and volume of the questions is marginal, and the search feature could have answered 80% of them, the other 20% are pointed questions on how to break the rules, circumvent existing protections put in place recently, or gain access to something through fraudulent means...

Such questions like "how do I not get labeled a renter", and at the same time commenting about how they "give" their employees stays (sure...), which, despite what the person may think, the intent of all of these recent changes are to allow OWNERS to use their points... not distant relatives, not "employees". Owners. Dude also apparently owns 1.6 million points and is obviously looking on ways to monetize their "investment", I can read between the lines.

I haven’t given anything away. I’ve only got one of the contracts that has even hit my account yet but based off the estimates for my personal/family use, I’m already looking for another 500-700k point contract to add to the collection.

I was debating swapping out a contract for one with lower MF. So what. Why does that trigger you so badly?

I like deals, which is why I started going down the timeshare route. I also own my own business and have neither the time nor the motivation to rent timeshares.

You seem to be rather obsessed with me though. Just block me already.

Also, why can’t you pay the $15 to become a member and support the forums that you let affect your mental health so much? Are you that cheap?

I don't believe PR was ever offered/available at Grand Desert. I think the resort predated PR. There are presidential suites, but they aren't PR as far as I recall.

I didn’t mean PR at Grand Desert specifically, just PR at all. I don’t see the appeal of owning a retail million+ non-PR contract anywhere.
