HGVC Resale limited rights

But, there is still the ala carte $7k option to buy into Max. So, you can buy a cheap resale, pay the $7k fee, and then be in Max for less than a retail purchase....

I can't keep track of all this. I had thought that the ala carte option for Resale was not a possibility. Or, at the least, that it had not been confirmed as such.


Still trying to figure out what the big deal with MAX is. Everything I read about it seems… ambiguous at best

Basically, just access to more resorts. There are about 10 available right now for HGVC Max folks. I don't think the DRI Max folks have access to HGVC yet.

Or, more accurately, access to resorts on the "other side" at 6 months when the pickings are likely to be slim due to owners on that side having a larger window.

You are right. Nothing has been confirmed other than the ala carte option will be available to someone...

I think the resale not in part is for buying a resale and not automatically in versus someone owning a resale and then paying the $7k to get in. I don't see in the reference guide the stipulation that the ala carte option is for retail owners only but we will see.
 
We just stayed at Palace tower and the idea of staying close enough to use all the amenities, yet not on resort sounds ideal. That place was a pain to get around in and had so few restaurants, with mediocre food. Thank you for the advice on that though. That sounds like a good idea, doing the 4 cheap nights and then going to Hilo.
That may be when we use our cash rates or island hop. Idk, too far to tell.

For the Japan resorts, they are definitely out there, unless you can get into the Conrad Tokyo. But the other resorts being rural doesn’t bother me too much. We’ve seen the city a lot and staying at a resort with a hot spring would be pretty nice. Having a car to drive there in makes all the difference too
 
Just an FYI: most if not all HGV locations have a max occupancy of 2 for studio units, so for your family the smallest unit you will be reserving is a 1BR. That will help you when determining how many points you may require.

If true, this kind of answers the question of if it functions like an "exchange" where a balanced amount of inventory moves back and forth. If I was on the DRI side, I would not be a big fan of this. This is great for us HGVC folks not in MAX. Will free up more inventory for those not in it.

That’s about all I have been able to find as concrete info as well. I am not sure if those 10 are worth it…. Guess we’ll see. Hilton did say their packages are going up in price to $8/point starting 2023.

We got a 7,680 point, EOY, 1br premium unit, platinum season, and 15k bonus points for $20k. Seemed like a good deal since the lowest package would be $40k starting next year. I am within my rescission window though and I love on Oahu, where the office is located. It’s 5 min from where we do our grocery shopping at, first win of this deal. Haha.

Through a TUG recommended broker, I have found a few 13,440 points, annual, 2br, float week, platinum deed resales at King’s Land for ~$5k. That’s probably the option I’m going to take. Probably before end of this year. If all I lose on is MAX and Elite… this will be good to get my feet wet with and plenty of usable points to meet my needs. Should be anyhow.

There are HGVC Max folks on FB have already book HVC Arizona properties for the spring. According to the scuttlebutt on FB, DRI Max will have access later this year.

If it were me, I would look at a resale option. You can always buy a retail...trust me, they will always gladly sell you one and don't buy the "going up next year" story...that is a sales tactic.

You save so much money and if your focus is KL, then you don't need Max. Also, unless you just want to own there or there are key prime weeks that you need to be there, you don't need to own there. Look at the whole picture; purchase price, MF/year, and use.

For us, we have 1 retail that we bought almost 20 years ago and 8 resale that we have bought since then. Each of our Scotland cost us about $2k and the MF are about $600/year. Look at the sheet that GT75 posted on MFs in the MF sticky and use it as a guide but the only caveat to that sheet is that it doesn't account for purchase price. If I pay $20k for a deed and get great MF cost but then compare that to paying $5k for one with a little bit higher MF, it would take a while to make up the $15k but you do pay MF forever....

Here's a tip for King's Land, I've been an owner since pre-construction. There have been several build phases, the first ones have the highest point cost (similar to Maui, Grand Waikikian, Grand Islander). The second phase are lower point cost, smaller units with less plush furnishings. The third phase is a mix of the first two.

My strategy has been to own a phase one platinum unit then stay in phase two units during gold season. This way I can stretch my points and lower my per night cost.

There is a lot of contention on the lower point units, the higher point remain easier to book right up to the 60 day open season. Obviously because of the point cost.

I stayed 15 days this past May, and was able to upgrade to a phase one plus unit because HGVC had a 30% off points sale, there was an oversupply of units due to Covid, won't happen every year.

If you want to stay in Hawaii, buying from HGVC only really helps confirm a chance to reserve to your home resort and does not help that much other hawaii locations. So if you buy resale you have the same reservation window at your home resort as all other HGVC owners.
 
If you decide to buy resale, get a good deed, meaning one that is desirable (good points, ideally platinum season, good location) because if you decide to sell it later, it is easier to sell plus, if you decide that you want a retail deed, then you can upgrade that resale deed to retail and they will give you the original price that was paid, not what you paid. So, if the first owner paid $30k for it and you paid $5k on the resale market, you trade-in value is $30k.

We were at KL in April and they tried to get us to upgrade out Blvd resales to Kohala Suites and that upgrade would put in Max. We didn't do it.

Just know that the Scotland are Certificates of Holiday versus a deed...same usage but wouldn't have the same "trade in" value however, there is only a 195 admin fee for the paperwork versus closing costs. Then a 293 GBP fee to add them to HGV. Since it is an affiliate, you don't have to use HGV and can just use the resort but if you want the points, then you have to pay that one time fee.

You can also reach out to some of the brokers like Judi and Dianne or look at Ebay. There are a couple there.

But again, if you want to stay a specific week that is hard to book, like Christmas, then get one there otherwise, you could get a cheap Vegas or Scotland and use those points there. It would be less MFs.

Got the Aspire too. Scotland said I would qualify for EP, but not Max which is fine by me as I’m also soon to have a Worldmark membership.

Great. Now the fun begins. I really like having EP and a lot of points because you can book and cancel as much as you like with no charge so it gives you a lot of flexibility on booking. I book even is I am not sure that I will go and then just cancel when I figure it out. Plus, the unlimited guest certs are nice. I have used many for friends and family.

Having a bHC property and paying the All Inclusive fee of like $129 allows this as well.
