Westin Flex- Do we have a list of quantity, unit sizes & seasons in inventory?

We know which resorts are included in Westin Flex. Do we know an approximate breakdown of the number of units, the quantity of each size of unit, and the seasons included at each resort? I searched for that, but couldn’t come up with any information.

Ha! I asked Sales for that at my last update mtg when they were trying to sell me an upgrade to flex.

A breakdown of the number of units per resort should be included in the contracts or T&C's for those who bought flex. The seasons or unit sizes are probably not specified.
 
It is all recorded with the Orange County Florida Comptroller, the problem is extracting the data and determining what it is.

I made the above table from the disclosures provided with Westin Flex from a couple years ago. It does not have the seasons. It would be especially interesting to see the season distribution on WRF.

Also note that the unit count varies on how they sold the property, I.e., on some they count the large and small side of a unit separately, while in other locations the combined lockoff is counted as a single unit.

Thanks for sharing this information. Very interesting. Of course they have added more to some resorts since then if owners surrendered deeds to join Westin Flex, and for any ROFR transactions.

With regard to WRF, I spoke with a sales rep recently and he said ”don’t count on any ski season availability at that resort.” That’s ok for us as we don’t ski, but we would like to stay there in the summer months, if available.

They gave honest advice. Don’t buy Flex if you want it for skiing at WRF. Even deeded week resales are scarce and expensive, even if they are voluntary VSN.

That said, if you are persistent and flexible at a year out you can get time there in ski season , but it is hit and miss.

Nanea is understated in the table if you want a two bedroom because most of the units are non-lockoff two bedroom units. So Nanea two bedroom units are easily available with Flex.

I assume it's the percentage of weeks for the resorts (so roughly 10% or 1304 weeks at WKORVN for example out of ~13,000 total weeks (260 2BR x 50 weeks)) and the other %ages are the make up of Westin Flex so 49% of it is Hawaii, 41% is Palm Desert and the remaining 10% is Arizona/Colorado.

Thanks. That makes sense, given that they added several Desert Willow buildings around the time that Westin Flex was introduced. Those villas in the new buildings were not sold as weeks.

No, clearly the percentages are the percentage of the entire Flex trust represented by that property's VOIs in the trust.

So WKORN represents roughly 10% of the VOIs in the Westin Flex Trust. So the trust is dominated by WDW, which is nearly a third of the deeds in the trust.

There is no information in that chart that shows you what percentage of any of the properties is in Flex vs. being owned as weeks.

If you add up all the percentages, they add to 100%.
 
That is correct, the chart is the distribution of the units in the Westin Flex trust (with 100% = all the units in the trust). The above chart was the data for phases 1-6. The chart below is an updated version with phases 1-7 (I'm not sure what a phase is). This is data is still a couple years old, but it is the latest I have. The big change is that they nearly doubled the Nanea units in the trust, which were probably the newest Nanea units completed.
