Harbour point vs sunset pointe exchange

We own at harbour point. I put our unit in for our exchange this year and have been getting the the usual results of harbour town, harbour point and sunset pointe. I never realized until today tho that the harbour point exchanges are usually still left later in the day and sunset pointe is taken earlier for an exchange.

Im just curious if anyone knows a secret I don't why sunset pointe units would be selected everytime before harbour point?

I have never been in a sunset point unit but since they are co located I've been by the buildings and property many times. I was under the impression that the sunset pointe units were also smaller then harbour point.

The units are larger and nicer than HP. Also for HP there's a large chance you'll get a D unit for HP which are just over 900 square feet.

Thanks, we have never exchanged back into HP, we always luck into one of the oceanside resorts later in the year.

Do you know if exchanges typically get put into the back building or the side units?

HP is a fixed week/fixed unit resort as you know. Therefore one is almost always put in the unit exchanged. Statistically that's a D unit which are the smaller side units in the Pelican building, esp during higher demand times.
 
Thanks, we are an A unit in the pelican building, but room size isnt a big issues since we are usually outside, but I would miss the broad creek view.

I would disagree with this statement. All Sunset Pointe units are 1,000 square feet. Harbour Point has 4 different room layouts

“A” units have 1,220 square feet, there are 14 of these
“B” units have 1,121 square feet, there are 18 of these
“C” units have 963 square feet, there are 24 of these
“D” units have 909 square feet, there are 30 of these

So the mean square feet in Harbour Point is 1,019 square feet, the median size is 963 square feet. So if you exchange in you have a 65% chance of getting a room about the same size (37 sqf smaller to 220 sqf larger) as Sunset point or larger. Reviews on TUG give a very slight edge to Harbour Point, and so do the member ratings on Interval.

I feel the quality of the rooms are about the same.

Statistically an exchange in is extremely likely to be a D unit, C at best during busier times.

As an owner I've exchanged in 3 times, once into a D and twice into a B. Statiststacally speaking it is 35% into a D, 28% into a C, 21% into a B, and 16% into a A unit. I would argue that the C unit is effectbly the same as a Sunset Pointe room in size, except with an un obstructed view of the marsh. So you have a 37% chance of getting a much larger room and 35% of getting a room with 9% less space.

Do you have some other data other than number of each room?

I'm away but I'm pretty certain the sq footage is more than you quoted, 1050 is the number that sticks in my mind. I've got the original paperwork at home. Statistically most exchanges are going to be D units for high demand times. Many bought HP D units specifically to exchange, it's more than just the % of the units at the resort.

I found a different source that agrees with the 1050 sqf that you remember.

Do pelican D side units trade the same as a broad creek facing a unit if it's the same week?
