I want to buy the least expensive resort I can find to take advantage of the 13 month rule in January. What resort should I be looking for? How much should I expect to pay?

You should also remember that after you pay for the week, you have to pay the annual maintenance each year. So even if it is cheap--going to a place no one want to go to and getting a week to deposit that have little exchange power may not be so great. I would pick a week that you can potentially use or go to. If not get one that has decent trading power. Over the year, you will appreciate that more than the cheap price to purchase.

My guess is a January Manor Club week would be a relatively inexpensive purchase price (Silver season) plus the maintenance fees are one of the cheapest around.

Check out Fairway Villas (gold), and Barony Beach (garden view - silver). I know both of these cover week 7 in Feb, not sure exactly when the season begins. You ought to be able to pick one of these up for around 4k or less resale. Seatrout is correct about mf's though, be sure to think that through as well

I would go for Sunset Pointe. One of the least expensive. As an example, there is a week 5 for sale on Redweek for $1,800. Since that's the asking price, who knows what the seller might accept! MFs = $795.

I am not familiar with Sunset Pointe. However, your reference to "week 5" suggests that it is a fixed, not a floating, week. If that is the case, my understanding is that it can NOT be used to take advantage of the 13 month rule, since that applies when consective RESERVATIONS are made. Since a fixed week would not require a reservation, I have been advised that it wouldnt work for the 13 month rule. If my understanding is incorrect, though (and it certainly could be - came from a good source and sounds logical to me, but I am no expert), I would love to know.

Most - if not all - Sunset Pointe weeks are floating. However, as you probably know, deeded floating weeks have a week assigned for deed purposes.

There is another Sunset Pointe winter week listed for sale in the TUG classifieds for $1,000. This one specifies "floating".

If that is the case that certainly sounds like the way to go. I was under the impression that some of the SC resorts did have fixed weeks, but if those prices are for floating weeks that would cover Jan, they sound pretty hard to beat.

That "Preferred" floating season includes the first two weeks (or middle two weeks in some years) of December and the eight weeks starting with the first full week in January.

hipslo,

I own a fixed week 26 and a platinum floating week. I have never had any problems booking my weeks using the 13 month rule. I was told by several Marriott reps that the fixed weeks can be used for this purpose.

well, actually, even the fixed weeks have to be reserved, because they can be booked Friday to Friday, Sat. to Sat. or Sun. to Sun.

Very interesting, I was not aware of that. Sounds lik the makings of a technique to convert a high demand, difficult to reserve floating week into a fixed week (almost) by taking advantage of the 13 month rule in conjunction with a low cost fixed week at another property.
