There is large 25,200 point HGVC location on ebay. What's weird is its only a 1 BR for two consecutive weeks at Kings Land. Some type of 1 bedroom premium? I'm not familiar with it, but it would be 12,600 points for 1 week in a 1BR. Seems unusual as I have a 2 BR platinum at the Bay Club for 7,000 points. Ayone have a "Premium" unit, what justifes the huge points requirement

I assume it’s meant to be “Premier” which at Kings’ Land is top floor in the bigger 1-bedrooms. Lots of the newer resorts have this inflated tier. Makes sense at ocean tower where it can get you a full ocean view. Less so at Kingsland where you get an elevated view of the…Golf course? Parking Lot?

{We did love our 2nd floor “Plus” room in building 22 with views of Mauna Kea and Mauna Loa - much better value!}

I saw this listing also. Despite the $3,162 MF (ouch), I was intrigued by the decent MF/point ratio of $.125. Bidding is up over $15.000 for it with 4 days left.

I wouldn’t touch it because it’s that “Resort Sales Group” out of St. Louis that has a pretty questionable track record.

Personally we really like the ground floor units at Kingsland, i like being able to walk right out onto the grass and no stairs to get to the BBQs.

But then again buying and staying are two different things...

I agree, the MF is on par with 2 7,000 units in Hawaii. Lots of bang for your buck. Might even be worth the 15K.

I saw that listing earlier today. I bought an EOY version of one of those 1BR Premier earlier this year and paid around $5k plus closing costs. It’s a really good points generator. As pointed out by @giowop it has a great MF/point ratio (I think somewhere around #15 on the @GT75 spreadsheet). I did notice the Fixed weeks which fall around Thanksgiving week, but could convert to points if the listing is accurate.

Nice unit but seems like it's gonna be closer to $20,000 by the time it's done. The seller doesn't bother me too much cause they apparently accept credit card as payment and it seems like 16k+ would be incentive enough for them to really push this one through.

i just looked at the bidders. Most are zero or very low history bidders. It will be back on eBay after the sale falls through.

One of those was me up to 15k but I'm out at this point. I was really done at 14k but I got a bit carried away. Pretty sure the other bidder was the one who bid me up on the 25,200 Trump unit a month ago so I assume he is in the market for points in bulk. Cost me an extra grand .

Makes you wonder if the seller might be involved in some of this?

There are rare instances when I would knowingly go up against a shill bidder - e.g. It's a rare or unique item I want; I'm comfortable with the price; and I have enough confidence the seller will deliver as promised. This would not be one of those instances.

Possible outcomes for this auction:
  1. A legitimate bidder wins and decides to go through with the transaction.
  2. A legitimate bidder wins and decides to renege in which case either #3 or #4 happens.
  3. The item is relisted either because a shill bidder won or because of #2.
  4. Seller goes to the legitimate bidder with the highest bid and offers them a second chance to buy the item.
Proceed with caution. Best to go into these things with eyes wide open.

Spot on regarding #4. I've had this happen on many timeshare related auctions (not just this seller) where I get outbid and then a few days later I get an email from the seller via eBay for second-chance offer saying the top bidder cancelled. I always decline and see it re-listed a few days later. Fishy maybe, but whatever you do, don't accept the second-chance offer if you lose, since it always gets relisted and ends up going for significantly lower.

My last ebay purchased was through buy/sell TS which is pretty well reviewed so I wasn't concerned about shills as I felt the price was still competitive all things considered. Doesn't matter to me at this point for this unit. I've hit my limit. 7k a piece for fixed week units around Thanksgiving made sense to me I was gonna use this to hit the spend on a churn amex card and would the pulled the plug before the 120 day mark to minimize my risk. If it falls through and gets relisted, I might take a crack I don't need the unit unless the price is right.

Prices on eBay have gone up pretty crazy as of late (from more seasoned sellers). I've seen Florida platinum units back to $4,000 - $6,000 range. A unit I bought for $500 last year is now consistently going for $3.5k+. It seems like the rebound has hit the TS community and the window is really starting to close. I wonder when HGVC will start exercising again.

I did something sorta (but not exactly) like this. I worked with a company that seems to put things on that never get any bids (not sure how they sell things other than what I did). After it ended (with no bids, I contacted them to make an offer below the original price. After one back-and-forth we settled on a price. It seemed a bit suspicious so I used CC for this. All worked out well in the end and they were quick and reputable. But I did contact them rather than the other way around.

Cheers.

Top floor really is nice but I stay on the ground floor (Bay Club but same difference) because my kids really like easy access to the vast lawn area. Also, it really does make grilling easy.

Auction ended today at $16,600, which works out to be just under $.66/point. Pretty decent but a bit higher than I’d be willing to pay for such an unusual deed. Kinda like buying the only 4,000 sq foot home in a neighborhood with 1,700 sq foot houses.

Only 1 bid from winner.

Did the winning bidder have a decent ebay bidding history?

Bidder: e***n (341)

That's the bidder profile. I've never had an Ebay account and have used my wifes very sporadically. Is the 341 in the profile the number of transactions or feedback they've given or received?

Feedback received. If they have 300+ with 98%+ they are probably a decent bidder and there is a better chance its a legitimate bid. eBay should have some type of block on people with 0 transactions bidding on multi-thousand dollar auctions.

highly likely the winner is legit and deal will go through. Probably waited for the last few seconds to snipe it with just one bid at the end. If the maintenance fees mentioned are accurate then this is a really good deal and even better than most Vegas Platinum units on a per point basis. I was thinking about bidding but not sure what I would do with that many HGVC points if I can’t easily rent them out for small profit if we don’t use them.

Any one know in Kingsland has one bedroom for 25,200 points? We bought ours in 2008 with pre construction. The best they could find for us at the time was 12,600 platinum 2 bedroom premier unit. This auction is exactly double of mine but listed as one bedroom. My MF is $1759. If they do have, this is a rare excellent package. The bidder has a good buy.
