Wyndham Points target maintenance cost per point?

I’m looking to buy into the Wyndham system. I’m not looking for a property to visit annually, more so I just want a good point valued property to use for system trading power. I will buy Outside of a developer…

Could anyone recommend an entry point of what a good value would be? Assuming annual points Per maintenance cost is best way to evaluate? And are there certain properties I should look at that give good value in the Wyndham system?

I am an RCI Points user for my owned timeshare and have been very happy with using points, however when looking for RCI point properties they seem to be very limited. Whereas Wyndham seems to have a ton of options in the point trading realm.

Any advice would be welcomed, thanks.
 
Take a look at the MF spreadsheet to get a sense for the range. The reported median there for 2021 is a smidge under $6.50/K. Note that the individual entries are before the Program Fee, which for resale-only accounts is $0.64/K, with a minimum of $165.

You'll get a variety of opinions. Some folks think it's foolish to have anything other than one of the handful of properties at the low end. Personally, I think that's overkill. On the other hand, all of mine are comfortably under the median, with a blended rate of $4.90/K before program fee. Those are all converted weeks, which tend to have both the best and worst $/K averages in the system, because the MFs on a week are fixed, but the points awarded to a week can vary depending on season. The other kinds of ownerships are Undivided Interest (UDI, you own a fraction of a specific resort) or Club Wyndham Access (CWA, you participate in a trust but don't own anything directly). Both of those tend to cluster around the middle, but even UDI can vary quite a bit from resort to resort.

From where I sit, even CWA--which is a bit above median at $6.61--is okay, but those are plentiful enough and have wide enough ARP rights that I don't think there is any reason to go above that.

Thank you for this information. I like that Smuggs in VT is on the low end, as that is close to me, and I like to ski, plus they have a ton Of summer activities and water slides.

There are mandatory activities fees at Smuggs whether you use the activities or not while you're there.

Just go with lowest MF you can find for your first purchase, then assess if you need to book the room you want before the 10 months mark. If you buy at a resort closest to you and don't need 13 month booking priority, you are essentially wasting money every single year that you own that contract. I own half my points in Vegas, but I will probably literally never stay at the resort I own at. I just wanted cheap MF. Most of my points are actually spent at the Orlando resorts. Would I ever own Bonnet Creek points? Helllllll no. I save like $2 per thousand points NOT owning there.

I would suggest just renting from A VIP owner as needed. Why burden yourself with maintenance fees? Find a VIP owner that passes along discounts and free upgrades at 1/2 your cost of paying maintenance fees. I own but also rent from VIP owners when its cheaper then paying my maintenance fees. Tug last minute rentals is a great place to find deals at less then $115 a night for 2 bedroom Presidential suites.

You never ask the person about their travel needs before you give this advice. I say this because this community was very helpful to me when I was deciding to buy or not.

Its solid advice and can be at a lower cost then owning. If you are flexible with your travel plans and can book in the 60 day discount window it is a great option that should be mentioned to anyone thinking of buying. I know it will not work with everyone's travel needs but as you know the last minute rentals are a bargain especially if you can get a 2 bedroom presidential suite for less then $115 per night. The important thing is OP found TUG and is learning the system to make it work for their travel needs.

It gets old & I'm willing to bet he's one of the most "ignored" person on this forum. He's the poster child for why that time-saving option even exists.

thanks for this info, I’ve been exploring the last minute deals, some nice deals To be found. i did post in the wanted last minute deals section, and received 2 different offers. Both users were registered with tugs less than 2 weeks ago, so I’m skeptical about pursuing the offers. Is there a good way to verify/fraud proof these transaction? If not, I’ll just go with my gut on these 2 offers and avoid them.

That's a smart move.
 
To avoid being scammed pay with a credit card through PayPal. That gives you two avenues to dispute the charge if you were scammed. If they say no to PayPal or another secure payment site, walk away.

I rent from reputable people I know. To save a few bucks when I send a payment its usually a personal check or I send it PayPal friends and family. I do not recommend this if you are dealing with a stranger or someone that just joined TUG 2 weeks ago.

Thanks for all your support on this, I’ve found a property in the $4/1000 range that I am going to pursue. I have seen the standard points reservation chart for Wyndham, however I wanted to know if they offer a discount on last minute available weeks/days?

Only if you are VIP. Sometimes you can find discounts that are available to everyone at 35% off. Thats if they are trying to fill units.

I've seen resorts with up to 50% points discount deals on Wyndham's website. They want to fill the resorts and if you're flexible and just want to travel and maximize your points, this is the way to do it.

I don’t see the Arkansas Fairfield Bay Resort on the spreadsheet. Does it differ from the normal procedure since it was the 1st Wyndham property? Does anyone know the MF there for a 2 bedroom?

This may not be the best approach. Wyndham usually charges a fee for conversion (last I knew, it was on the order of $2,400); a prime season FF Bay week is 182K. My guess is that you could buy points already converted (or CWA trust points) for less than that.

Wyndham did offer free conversion during COVID, and if they are still doing that things might be different, but I think that promotion has ended.

When a resell is listed as “Converted fixed week” at Wyndham Fairfield Bay is advertised as 154,000 points as deeded week, does that not mean I would be able to use the points within the club Wyndham points system, like my Hyatt Residence Club?
 
Yes if it is already converted the conversion goes with the sale. If it hasn’t already been converted the you’d probably want to pass unless you really want the underlying week.
