The Bay Club at Waikoloa Beach Resort

Question, I'm looking at a resale at this location. Its a floating unit but does not have HGVC points. Is the entire resort run by Hilton? If so, I assume this is a Legacy Floating timeshare with Hilton and is not part of the club.
 
You can convert any week to HGVC points for a fee. I do not recall what the current fee is, but it is less than $1000 but more than $500.

Most of the weeks were originally sold that way, as sales pre-date HGVC arrival.

Most units were sold as 1 - 50 floating with 51 & 52 sold as event weeks. Even though there are a few gold wees in May and Oct, HGVC gives platinum points for all units. All 1 BR floor plans INCLUDING Penthouses get the same value in points (4800) & All 2BR floorplans INCLUDING Penthouses get the same point value (7000), 2 BR Villas are considered PLUS unit and get more points (8400).

These have pretty high MF’s and, someone correct me if I’m wrong, fairly easy to book during the club season. If you want it as a points generator, you would be better off with a better MF. If you are wanting to go to Bay Club, you can purchase a lower MF deed and book through during the Club Reservation window.

This is a 2 BR with MF of $1662. No club fees. That seems pretty good to me in HI for a 2BR. I haven't seen any club units with lower fees after you add in the $186 club fee.

Thanks. I'm trying to decide between the non-club float and a 7,000 club. What are the disadvantages of the club other than the fees. I assume you have a smaller window to reserve?
 
We have owned at the Bay Club since the 1990s, before it was brought under the Hilton umbrella. But it has remained a separate entity from HGVC. Last year we made a minor purchase to roll our Bay Club into HGVC to gain exchange power. So I don't believe it automatically qualifies for points exchange.
 
This is a 2 BR with MF of $1662. No club fees. That seems pretty good to me in HI for a 2BR. I haven't seen any club units with lower fees after you add in the $186 club fee.

Sure, but you could get a Vegas deed between $1100 and $1200 including club fees with 7000 points and use the points to book Bay Club. Saves you $400 - $500 a year.

I'll take a look. Thanks. The concern I have is the club window is small and you don't have home access rights for Hawaii. Looks like The Bay Club is an affiliate resort so I would be just an owner of a platinum week there. No additional fees and I can book 12 months out and I can add it to my existing RCI and/or Interval Accounts. Also, I didn't state I am only looking for an EOY unit to compliment my Hyatt.

The club booking window is 9 months. You would be able book any resort that has availability and Bay Club usually does. Right now, the fee to make a club booking is $67. You can get an EoY at most resorts. HGVC is one of the most flexible deed based systems out there. Resale owners like me are treated very well. We have the same booking windows and privileges as an owner that bought from the developer. If there is availability, I can book anywhere in the HGVC system.

All Bay Club units will be accepted into HGVC by paying the enrollment fee.

Over a 18 years ago it was flat $250 to enroll one unit or twenty units at once. Then in mid to late 2000 it was $125 for each unit(an annual unit was counted as an even and odd unit, enrolling both cost $250). Then a few years later it was $250 to enroll each unit (so it became $500 to enroll an annual). To the current price of $399 per unit IIRC.

If I am wrong about current fees, please correct me. My last Bay Club was enrolled over a decade ago.

What did you have to buy to get your Bay Club unit enrolled? How much was the purchase?

You should not have to make an additional purchase to enroll a float Bay Club week. You should be able to just pay to enroll it.
 
the current price of $399 per unit IIRC.
If I am wrong about current fees, please correct me.
As of 1/1/2021, it went up to $419 per week for enrollment in HGVC

They were originally condos that didn't sell. There are nine classes at Bay Club.

2 BDR "A" units are the largest 7000 point units.

Bay Club is not the fanciest T/S in Waikoloa (no mega pool, no lazy river, not beachfront), but they are the largest units. "A" units are around 1400 SQ foot, with a 650 SQ foot lanai (patio, porch) (I own 4 odd / 3 even year "A" penthouses.)

They are not the cheapest M/F, you can buy in Las Vegas as a points generator, if that is your preference. However, they are cheap for Hawaii. Each class has its own M/F, it can vary depending on what type you buy.

M/Fs can be checked out (to some extent) on the HGVC M/F sticky thread. As a quickie, I paid $1599 for the "A" penthouse units for 2021 - with no HGVC club membership. As a comparison, HGVCs in Orlando are running around $1400+ for 2 BDRs (with HGVC membership dues included.)

So what are the advantages of Bay Club. No ROFR, you can pick them up cheap. The second is a matter of why you are going to Hawaii. If you goal is to go to Hawaii every year (which is my goal), then owning there gives you first crack at the weeks. Bay Club, being an affiliate, is even weirder that HGVC. The booking window for owners (not HGVC) opens the December before the year before the booking year. In other words, I booked 2022 this last December (2020). I got 3 weeks including President's Day week. You only compete with owners of your particular type. During the owner's window, only owners of, say, "A" Penthouses can book "A" Penthouses. HGVC only gets to book 9 months before the Occupancy date. Because of this quirk, you tend to get an older, quieter clientele. That may, or may not, be to your taste.

Another advantage is M/Fs <compared to other timeshares in Hawaii!>. If you look at Marriotts in Hawaii, for example, President's week will run you (on points) around $3400 for that week. at Maui Ocean Club; $3095 at Waiohai; and $2928 at Ko Olina. All the Marriott prices are for Island View - apples-to-apples. At HGVC, it takes 14400 point to get an equivalent size (the Penthouse big ones at King's Land) which would run at least 2,000 dollars in MFs in Las Vegas.

Having said all this; if your goal is to just buy points, Bay Club is not your best deal.

If not using points and staying in your unit, you will get the unit type you own. About 15 months before you use year starts you will get a letter to send in that let's you choose you dates for occupancy. That is how it has been for my usage at Bay Club.

Thanks Frank. If you are not part of the Club, is there any way to make the reservations online or via phone?

You can only reserve the type of unit you own. If you Own type VI, you can only reserve type VI. That's what you own and are paying for.

There is no online Bay Club Reservation system. The initial booking is by snail mail/fax when the window opens. You can re-book via phone, but you follow-up with a fax or snail mail.
You can re-book greater than 180 day in the future for free, 180 to 30 days for $35, and less than 30 days for $100.
You can book a week, and later change the name on the reservation to another person, with the same fee structure.
There are other quirks.

Sir Ralph answered it above. But the only way to book your use week is by snail mail or faxing it in.

Sir Ralph can answer this but I do not think it has been a big problem booking your home week at bay club. I have turned mine in for points every year. So that takes 14-18 units out of booking home week every year from my end.
