7000 Point Boulevard for $3000

I just had an offer accepted for 7000 Pt. Annual (Platinum) at Boulevard for $3000. They had listed at $9000, but took this. So, $0.43/point. I figured that now was a good time to try lower bids. I also hear that HGVC is not doing any ROFR, so this should make it through.

Did you unload your Flamingos already? This is a great price if it is a 2 BR Platinum unit.
 
Who told you HGVC is not ROFR? Everyone said that about HYATT and then boom, Hyatt takes it because it is a great deal.
 
Couple months ago , the same unit passed ROFR for $2694.00, so it is possible to pass....

The broker I've been working with, who does a lot with HGVC, told me that that was her current understanding.

I looked at ROFR database to see what was an offer that would pass. Could even be lower if the above is true. But I'm OK with this.

Out of curiosity, where was it posted? It amazes me the prices people post stuff at ... especially at this time.

It was at Judi's site. And it was the lowest :) But I've seen similar prices on RedWeek.

SMTN is the one I always roll my eyes at on list prices.

Yep. Stick the seller with that and then the buyer with an outrageous closing cost (which smart buyers stick the seller with in the form of a lower offer.)

Congrats - that one you are referring to on the ROFR database was our purchase. Actual price was $1500. We did pay the closing cost and title insurance which bumped it up to nearly $3k. I was really surprised when it passed. Your purchase no doubt will.

I thought about offering even lower and then rolling closing costs into the amount reported to HGVC, but decided that this was reasonable. Our closing and title is $775, so not too bad.

So, in coming back to this it seems that we'll never find out if this would have passed ROFR. The buyer decided not to sell (this was after initial offer paperwork, so OK with me). Seems that they had a second 7000 pt. Platinum that sold for $7500, so they felt that they could do better. Oh well, we're in no hurry.

Realistically, we will not use the points in 2021 or 2022 as we will have too many and not enough vacation time. So, 2021 will go to waste and we can move 2022 to 2023 when we do plan to have more time :)

So, we don't actually need it now. I just figured that with the weak ROFR activity, if I could get a good enough deal such that 1 year of wasted MFs was still OK, I'd get it. But no hurry at all. Just gotta do it before the monkeys are back at work.

FYI: There is at least 1 - same resort/points/price- on Redweek. “A Timeshare Broker” comes highly recommended by us. We used David P.

As someone who would be quite interested in one of the 7000 point 2 bedrooms at the boulevard mentioned above, I checked this with keen interest.

However, its a 3 bedroom gold season. So the points are the same but the MF is higher. It still might be an OK price, but definitely less valuable than a 2 bedroom platinum.

Is it a 3 BR or a 3BR+? A 3BR+ Gold Season is the same points as a 2 BR Platinum. However, a 3BR is only 5800 points.

Redweek. 4500 which I think is comparable to the 3000.

The redweek listing say 3 bedroom with 7000 points. I don't have a redweek membership so I can't see the details, but presumably its a 3 plus then.
