New home development in Waikoloa

There are two model homes open now in the new development across from Kings Land, we took a looky lou yesterday. Pricey at $800K resort up to $1.3M for golf course views. Lots of info on their web site. I’m not sure how I feel about the change in scenery for the phase 1 units.

They look like good-sized homes. To me, $800K seemed like a decent deal, given this is Hawaii. Although the HOA fees could be a killer.

I had hopped to go visit the sales office or models when we were at KL last month, but that didn't work out. The map makes this look much bigger than i had imagined.

Have they started building yet? We had a ground floor unit in building 9. I noticed a few rooflines in the distance, but it didn't spoil the view. Not sure if i was seeing the house or something else. I imagine the view from the 2nd and 3rd floor will have bigger impact.

I did notice quite a few signs for new developments / subdivisions all aground the Kohala coast. If everything gets built, the area will start to lose the laid back quiet atmosphere we enjoy.
 
The model and a few others are built, its at the “you are here” label. The red dots are lots that are already sold. There were about 6 other homes in various stages beibg built and sold signs on empty lots.

It will be a lot more visible once the street along the golf course is built, and I imaging the construction noise will carry to phase 1.

Even more reason to save points and stay in phase 2/3.

Sounds like they will be much more visible. That's too bad, but cant expect time to stand still. We really like phase one, but will probably try the other side on our next trip.

I completely agree. The quiet atmosphere is what I like so much about KL. We always visit during low season and the golf courses don't seem busy at all. This will change too. Once they opened the road, I knew progress was coming.
 
I wonder how many purchasers of these homes will be retirees and Vacation/AirBnB/VRBO rentals. It doesn't appear they are pricing it for locals.

Apparently the market is hot right now in this area. There is an open house at two of the Bay Club villa units. I looked at one a few years ago, it eventually sold in 2014 for $259K, its now listed at $549K.

We met the owner and had a nice chat, she was very forthcoming with info. Only three units at Bay Club are privately owned, they pay $1700 a month hoa fees to HGVC, covers everything except electricity and inside maintenance. They can use all the same amenities TS users get. Villas 621/622 are both up for sale, the other unit is a top floor 2 br in building one, the owner lives there 6 months a year and rents the rest. We liked 622 the best, I didn’t realize the villas have two master bedroom with en suite set up.

Unit 621 is a rental unit managed by this company, specialized in WKL units. Some of the rentals include the hotel resort pool pass.
