I am sorry to hear that... the lawyer was probably out to make a buck.. The contract is pretty cut and dry. You could easily rent your week out every year in Atlantis, Hawaii, or Orlando 4th of July.. or Steamboat in ski season for probably 1200-1400 depending on the season... could be your best bet
Actually no. Owner may not rent out Star Option reservations. OP may only rent the week out at one of the 6 resorts where Flex Options apply.
 
zerodegre - She bought into the Flexoption GROUP - not a specific resort. It's not deeded for a specific resort:

Flexoption group:

  • Vistana's Beach Club (FL-Jensen Beach)
  • Sheraton Desert Oasis (AZ-Scottsdale)

  • Sheraton Steamboat Springs (CO-Steamboat Springs)

How to reply privately?

Have you read the prior posts??? The OP did not buy in to a specific resort. They bought in to a trust program called Sheraton Flex. It provides ownership in to a group of properties listed in post #15. You can book any of those resorts starting at 12 months from checkin. You can not book any other resort than those six. You can't use the points to book other Sheraton or Westin properties through the Vistana Vacation Network. If you want to go to another property other than those six, you can exchange your ownership through Interval International. You won't be able to combine these Flex Options with any that you may already own to make a single reservation.

If the Op wants out, as it seems they did as they did post it in the Bargain Deals forum. They are doing what they need to do if they simply want to give the ownership away. The buyer just needs to be aware of the restrictions, which I listed in the prior paragraph. The buyer also won't have to pay the $140 annual membership fee since they won't be members in the Vistana Signature Network. They will just have the annual ongoing maintenance fees of $788.

It is truly disappointing that the OP did not seem to understand what they bought when they bought it. It seems they didn't need a timeshare. It seems they paid $18,000 for this in 2016, never used their 2017 usage and are now trying to give it away. For someone that wants to use some decent ski weeks at Sheraton Steamboat Springs (CO-Steamboat Springs), this can actually be a decent VOI to own. Of course, with the number of points being given away, you could only book a hotel style room in Platinum Plus season.
 
This thread should be a warning to all that bought Flex - or considering Flex (from VSE or resale)

OP - not sure if you can even give this away. You may want to consider keeping it, and making an effort to use as this was the reason you bought Flex in first place.
 
Not trying to be fresh, but if you just bought this timeshare and haven’t used it at all why did you buy it in the first place? My suggestion is go to one of the other resorts in your plan see how you like it, before just giving it away. Lot of money invested, try to make the best of it. At least for a couple of years.

She's not alone in this! MANY, MANY owners buy a timeshare and never use it. It’s very daunting to figure out how to best use a timeshare.. many people get overwhelmed and throw their hands in the air and do nothing. She came on here looking to give her timeshare away. If you’re not interested just move on. But please don’t admonish the seller. She’s overwhelmed enough.

Like I said I was not trying to be fresh and not admonishing anyone. I understand how you can get caught up in a timeshare presentation. They promise you the world. I just think if she has the timeshare make some use of it. If I sounded like I was admonishing I am sorry. I love timeshares, but I’ve been doing this for 35 years. I didn’t understand the concept at first either. Just having a friendly discussion.

I didn’t see it as admonishing either - just expert advice given if a VOI has zero/negative value.

To me it seems more stressful, trying to give away or sell at this point. Using it to go to one of the several places Denise mentioned, may be a good way to make the best of the situation. That’s all I’m saying.

It is written in the SVN/VSN rules: Rental of units reserved using StarOptions® (other than a vacation period at your Home Resort) is prohibited.

This is to deter those who pay lower MF for SOs and book at higher MF resorts and rent them out

I am not sure why it is not clear to you. "Rental of units reserved using StarOptions® (other than a vacation period at your Home Resort) is prohibited."

You may do what you want but if you get caught, your renter will show up without a reservation and you will have to deal with whatever the renter wants to do with you.
 
it is very clear... but i am pretty sure you will be ok if you are careful.. just my 2 cents
