Week before or after Easter better for rental income?

Hi - we own a 3 BR Marriott property at Lakeshore Reserve in Florida. Have successfully rented out for the past 3 years. Anyone have any insight if the week before Easter or after is better? Is Saturday the best day to request for arrival?
 
The week before Easter is often a high demand spring break week.
 
When my kids were in school typically Spring break was either the week before, or the week after, Easter. I'm not sure how it was determined, probably by how late in the year Easter was. But not all schools in the area had the same break. The district next to us many years was off a different week.

If you tend to have renters from the same area each year you can check to see what week their schools will be out next year. At least I assume you're asking for next year.
 
None of the Florida public schools base Spring Break on Easter, but the Florida schools are not the ones that determine the highest demand week. It seems to be Passover that all the NYC schools are off, which is usually the week before Easter but not always. For next year it is the week before.

That will be true for 2018 but it is not for 2017. NYC is off during Passover so they will return to school on Wed after Easter. The highest demand week this year is the week before Easter (this week).

Next week is still very high demand but just not quite as high as this week.
 
In Orlando, last week there were a lot of Michigan tags. This week the big out of towners are New York and New Jersey. For what its worth this is probably our last Easter vacation. The Maryland governor decided that it would be better for Maryland economy to delay the start of school until after Labor Day (we had been starting around Aug 24) in an attempt to keep our local beach and other vacation areas full through the end of August. In order to do this they cut Easter vacation out so now we have Friday-Monday off only vs the 8 days before or after Easter depending on how early Easter was.
 
Will you have any type of Spring Break at all? That sounds odd. In Florida the public schools aren't off for Easter. Not even Good Friday. Spring Breaks are generaly weeks 11 or 12 but there might be a few 13's in there. 12 will border Easter next year since it will be early.
 
We will be off Good Friday and Easter Monday. Previously it was either the week before Easter plus Easter Monday or Good Friday plus the whole week after Easter. I have a cousin from another state and he thought it very odd that public schools would hitch Spring break to Easter but that is the way our county has been doing it for the last several decades. When I was young in the late 70, they experimented with calling it energy conservation week and moved it to February. I think that last about 2-3 years before switching back to Easter.

Wisconsin did something similar, ours is "after September 1st" has not been popular at all. Didn't take away spring break, instead extended the end of the school year into the second week of June.

I have a couple Florida reservations I'll be turning in soon for next week. I think Easter is too late in April

And good rental week is "NJ Week" in Orlando ...

What is "NJ Week"? aka "Jersey Week"

That is the week the NJ Education Association has their 2 day (Thurs & Fri) convention in Atlantic City and all public schools in the state are closed. And that is ALSO schedule for the same week as is Election Day (another day public schools are closed). So 3 days of school being closed ... and the Disney parks have no festivals ... just NJ residents who packed the family into the car & drive down I-95 for a bit over 1000 miles to hit the parks when way less crowded than any holidays and the weather is really nice.

If you decide you must do Disney that week ... wear either PHL or NYC sports' team logos ... there is no rivalry going on ... it is just the "WE ARE FROM JERSEY, Hi Neighbor!" smiles, waves with stating your nearby large town or county and "GO (your team)". After all, as Jersey has almost NO professional major league sports teams ... we are not that BIG on the PHL Eagles or Phillies ... or any NY teams.

And if you are not from NJ ... well, my sister travelling with me from Houston (and other states for 30+ years) got unnerved after almost 3 days of giggling between me and a good 100+ new BFFs. She finally asked ... "What is going on? How do you know all these people?" Told her I don't know any of them. But they are all from NJ ... Teachers' Convention ... NJ Schools are closed. And we are here at WDW having a great time. Just celebrating how we all came down here to the parks and ALMOST EVERYONE is from our state (and possibly, our local hometown)... a 1000 miles from NJ.

Ok ... my sister still thought it was a bit off ... but realize everyone was having a great time and NONE of us were in New Jersey ... we were on vacation!
