How to get out of Fixed Week?

We were sold a fixed week as points in order to get to VIP level some time ago. The problem is it was an older property and the maintenance fees are very high. We did not understand all of the pitfalls of this at the time of purchase.

Wyndham has this property on a list that says they will not take it back.

We are currently at an owners update where they are "fighting" to get this returned since we weren't "called to remind of us of a price freeze".

Any suggestions on how to get out of or is it worth converting the fixed week to points?

We have already spent a decent amount buying directly from Wyndham - ugh - before i realized people buy these things in resale markets.

All I know is, don't sign ANYTHING at an owners' update. Get their best offer and tell them you'll think about it. If they say the offer isn't good after the meeting, then tell them definitely no.

I'm not an expert on Wyndham, but I've been to some of their presentations (one quite recently), and believe me, whatever they're offering, there's a way to get a better deal!

They will only take the week back, if you buy something else.

Don't make any decisions while you are there - get the info. in writing, and then come back and discuss it on TUG.

I haven't heard of any wyndham points weeks, even converted fixed weeks, that were not being accepted back for free through Ovations. If you called the main number and not the specific Ovations number call that one and try again. Look for that Discussion to get the phone number. Even most (but not all) non point fixed weeks are being accepted back although that process takes more time.

If it is on the list, make sure they know that although it is fixed that it has been converted to points, and Ovations will not take it back make sure you go to that discussion and post the name of the resort so others know which one it is.

Post the resort name ... then you will find if others here on TUG have gotten rid of deeds via Ovations for that resort.

The Sales staff is 99% gifted LIARS ... the 1% usually are the ones who are too dumb to know anything ... just give out the incorrect advice.

Total cost was $49,000 and then gave discounted pricing and equity for fixed week to bring down to $26,000. Maintenance fee goes down slightly, more points to be able to work the VIP system. Seems a ridiculous amount of money. Plus we want to travel more cheaply outside of Wyndham system and see more.

It sounds like you talked to a sales person. They have nothing to do with deed backs unless you are buying $20,000 or more in new points.

You need to call (855) 312-9040 and ask about deeding back your converted points week through the ovation program. If you deed it back it will cost you nothing but if you needed those points for VIP you may drop down a level if you do the deed back depending on the number of VIP qualified points that you own.

I am confused -- does the OP have a fixed wwk that is not in points, or have they converted the week to points?

I am not a Wyndham owner, so maybe I don't understand how the system works.

Do not talk to sales to get your week taken back. Call 855-312-9040. They just took back my small studio at Fairfield Glade. That unit was a sleeps 2 with a $600 per year MF. If they'll take that back I'd think they'd take anything back. Don't do anything at an update. Their sole purpose is to sell you something. And...they have been known to stretch the truth. Good luck.

Thank you everyone. We thankfully walked away from that offer of $25,000. I do need to explore getting rid of the fixed week through Ovation. Right now it is getting us VIP which we are not getting full advantage of because of being grandfathered in and competing at prime resorts at prime times due to kids in school. I'm entertaining giving VIP up and exploring cheaper travel around the world outside of timeshare. It justs feels expensive and limiting.

Okay ... I think OP has a SILVER (basic VIP) or GOLD VIP ownership with the FIXED WEEK being a PIC week ... giving them their VIP status level.

If so, there may be much confusion/lack of knowledge as to HOW to get the PIC (WYNDHAM) points into their account....and HOW to use RARP booking (if GOLD VIP). The discounts (25, 35 and 50%) are great for checkins inside the 60 day booking window.. but the unit upgrades at the Silver VIP level are rare.

ALSO ... Ovations will not take back a NON-WYNDHAM resort week.

I don't think it is a Pic. I think it is something like a converted fixed week for something like a winter myrtle beach with a high MF and low points but it was just enough to get them to the VIP. So instead of selling them a decent 89,000 week, they are stuck with one with a $1200 MF or something like that. Now this new salesperson offered to let them trade it in for a 105,000 week with a $700 MF but in order to do so wanted another $24,000. I am making up the numbers but I think that is the essence of the problem.
