Yes it seems for the affiliate resorts where HGVC Membership is voluntary (not mandatory), the fee may be lower.

I guess they did this to encourage more participation from their affiliated resorts.

I can't wait to see what this increased pricing for selling contracts does to the resale market. While I don't view an extra $200 as being a deal braker, there are several who might, and when combined with lack of ROFR activity, there might be some good deals availabe soon :)

Keep in mind that it's easy to buy but harder to sell.

It says purchased through HRC or its affiliates. Since this is a resale, would it be $535 right and $399 instead?

For the HGVC Developer resorts, there are two fees
(1) The transfer fee ($399) which is due during closing.
(2) The activation fee (either $335 or $535) which is paid directly to HGVC after closing.

Since the Bay Club is a voluntary affiliated resort, I suggest that you contact Hilton or one of the recommended resale agents (Seth or Judi) and ask about that specific resort.

NOTE: The Bay Club fees may be setup a little differently. In 2014, the fees were different than the others (see Seth's post in this old thread thread - http://www.tugbbs.com/forums/showthread.php?t=206968)

Higher fees means fewer bidders. . If there is one constant in timeshares it is that there are always more sellers than buyers.

Between no ROFR execution and higher fees, 7k point packages will be going for less than 1k soon. .

Most TUG members have learned to maximize their usage however not all owners are TUG Members. Some owners just don't know how to use their timeshare and/or frustrated that they can find anything two/three months before they want to travel.

So with timeshares as fees increase over time, more owners will want to sell.
Some owners will sell out of frustration.
Some owners will see their ownership as an ongoing money pit and want out.
Some owners will want out due to fear of future increases to come.
Some owners will want out before it's too late to give it away.
