Hi All-

Due to some unforeseen circumstances, I have to rent my Westin Kierland Villas rental [dates redacted] (and because it's so late in the year, I can't bank it).

Aside from TUG and maybe RedWeek, does anyone have recommendations for where else I should list it online so as to possibly rent it? I'm just trying to not eat a year, frankly.

Thanks!

See if you can find an owners group on Facebook and join the group. Then you could see if anyone there could use it or at least see if they have any other resources.

Just searched on Facebook for you and I couldn't find any owners group.

I have the most success with Redweek, and I'd also post a Craigslist Ad in that area.

I find CraigsList to be a pretty good place for listings. A lot of sleazebags but I do a lot of business there. I think most people who do much renting would agree.

It's like a good restaurant in a bad neighborhood.

I don't know what has changed, but I hardly get any Craigslist scammer emails any more.

That's great--I had all but given up on Craigslist due to the scammers and such.

Having never done this before--do those who rent out their places typically include a specific rental agreement for their week? I'd imagine I'd probably need damage protection.

If you are talking about a security/damage deposit - no, it's not common, and asking for one will make it harder to rent your timeshare. The resort will require the renter to provide a credit card at check-in, and any charges or damages will go on that card. With private timeshare rentals, damages are rare.

Yes, you do need rental terms. With a short turn around like this I suggest that you collect a $100 deposit, get a confirmation in the renter's name from Starwood and send it to the renter, and then make payment in full due within 48 hours.

I'd use Paypal only, for security and instant payment. If you accept a check, and it's bad, it might be weeks before you find out, and then you won't have time to find another renter.

No cancellations - no changes - no refunds.

*You also need a back up plan in case it doesn't rent. I think you can still deposit it in II at 2 weeks before check-in.

Perfect. Thanks for the advice. I actually didn't know that re:II. It's hugely helpful.

I would call II and find out exactly what the last day is. Be aware that you will get a restricted deposit, but it's better than losing it.
