Buying Marriott NCV from broker vs MVC resales

Looking to purchase 1 Gold week at Marriott Newport Coast Villas. Marriott resales is offering for $8500 plus 100k rewards points and a bunch of other supposed "perks". Independent brokers are offering same for around $5000 without the perks. Is there any advantage to buying resale directly through MVC?

Yes. You'll pay more, but you know the deal will go thru, and you won't be scammed.

You will also have the ability to trade the week for MR points if you buy through Marriott resales. Also, within a year you can purchase an equal number of Trust points and be able to enroll the week bought through Marriott Resales. You dont' get either thing buying external.
 
By buying thru Marriott Resales you won't have to worry at all about ROFR (Marriott's right of first refusal).

YES, there's an advantage----you can buy 2 for almost the same price as Marriott's price....... not a bad idea, actually.

100,000 REWARDS POINTS will get you 3 free nights at
a category 3-4 hotel, BIG WHOOP.

buying into the trust later (at equal number of points for gold season) will cost you an additional $35-40,000, as you'll have to buy at least 2900 points.

NOT WORTH it!!!!! Forget the perks unless they offer you a new car, jmho.

If you use a broker or do it yourself your going to be paying into an escrow...you wont be scammed..

You could buy a platinum week resale for about the same price as Marriott is offering the gold week.
 
As a NCV owner, do you need to pay annual real estate taxes to Orange County in addition to your maintenance fees?

Yes, Orange County taxes are paid separately. The annual amount is due in 2 installments, one in April and one in November.
 
Purchased one week through Marriott and one week directly from owner. The MR points is a dismissing value program but it does have some value. To me not worth it. As pointed out, you can get a platnuim week for slightly more.

Good luck....either case you can't go wrong.
 
Taxes are about $100 annually right now for my unit. Taxes are calculated by the county separately for each deed, so the exact amount varies a bit.
