Cost of converting Fixed week to points?

How much does it cost to convert a resale fixed week contract to a points contract?
When you do this are the points considered resale points?

My experience has been that if it is a Wyndham property, one has to purchase a UDI at one of the resorts. This is usually in the $12,000 range. You end up with the UDI points and the converted points both counting as developer points.

Most Tuggers don't consider this a wise investment of your money.

That's not what I'm asking....if I purchase a resale Weeks at a Wyndham resort like Pagosa Springs and then want to convert it to points with Wyndham, how much does it cost to convert to points and are those points considered developer points?
 
I believe its about $2400 per "week".
They are still considered resale points.

Not all Wyndham fixed weeks are eligible to be converted without an additional developer purchase. I wouldn't automatically assume that any fixed week that you buy can be converted for the $2400 or so fee.
 
Also, ONLY buy those fixed weeks on the points GRID with the MAXIMUM number of points. Like a week 52 or week 27 ... and the biggest unit.

Avoid FLOAT weeks as they will only get you the average points of that float season.

More like $2495 plus each additional week is less -- if done at the same time.

Used to be able to convert a fixed week if done via the "1-800 timeshare upgrade sales" unit at Wyndham Shawnee resort ... at least 24 months old on that info.

Jim is right with the Pahio resorts and probably some others. ie you need to buy something new from Wyndham to convert a week to points. I havent checked recently its a one to one thing. ie for every week you want to convert you need to buy one small contract from Wyndham. (When I did it, a small contract was a 126k eoy at Royal Gardens at $12000)

To my knowledge these are floating weeks and to Linda's point they are all at the top of the points scale,.. everything is a prime week, for example a 2 bedroom top floor lockoff at Ka Eo Kai converts to 350000 points and mf is under $5/1000

To Lindas point, know how these convert before you do it I own an off season week at Fairfield Harbor where the mf is $800 that converted to 105000 points or $7.6/1000

E.g, a week 25-35 summer float will give you what the chart says for points for a prime summer week. All weeks in that " float" are the same number of points. Not sure what you mean about "average" since all the weeks have the same number of points.

Resort's OLDER float seasons do NOT have to agree with the Wyndham point's charts' seasons. The newer Wyndham points charts are put on top of the FLOATING season and MAY not have to conform (be the same).

When you convert a floating week ... they MIGHT take the underlying deeded description week as the week YOU own. A converted WEEK is just that ... now inventory IN the Wyndham points system .... Wyndham has to take JUST A WEEK. The default in the computer system is to GIVE the owner points every year (meaning the computer TAKES the week automatically)... reserving your FLOATING week requires the owner to call in every year...

Yes i have, I said so in my post above.

I also own a float week that a previous owner converted

Let's say I have a fixed week 2BD lockoff at Wyndham Star Island for week 46. Looking at the Wyndham point chart for Star Island this unit/week shows 189K points.

Thus if I wanted to convert this week to 189K points then I would pay $2,495 to Wyndham.

Is this correct?

If so, I assume they are:

1) resale points and can be used like any other resale points, e.g. ARP.
2) ARP would be limited to the week and unit type that was converted.
3) this is a permanent conversion - meaning it is not like the PIC program and I would have to do something to renew it every year.

Do you just call Owner Care to make this happen?

If you brought this week directly from Wyndham or the prior operator of resort (Vacation Break in South Florida) .. those would count as VIP/DEVELOPER brought points.

As for Star Island ... special place ... Wyndham units can be converted. SI association units can NOT. Who do you pay your MFs to - SI or WYN?

If I remember correctly Star Island is not 100% Wyndham. If you don't own in Wyndham section you would not be eligible to convert. There are also affiliates that at one time sold Wyndham points but do not at this time. If you own at one of those you can't pay to convert. I don't think Smugglers Notch owners were getting the option to convert for a $2499 fee. I think there was either some other purchase required or they had to relinquish their deed and then get trust based UDI's. I could be wrong about this because I am not an owner but I never heard any owner offered anything less than a $20,000 or so purchase to get points and even then some of the benefits like fixed unit would be lost.

If you are interested call corporate and check. If you don't like the answer you might want to double check with a supervisor. I wouldn't trust the on site sales staff if they say no.

There are ways ... just not a simple phone call or request anymore. Used to be a 1-800 buy over the phone points call center(s) ... they could be talked into doing it.
