I know it is a red flag auction and that is why it went so low. Lister messaged me on an inquiry of closing company and said no $100 closing fee to use their in house service. Just the Marriott fee. Lister also said I was free to use any closing company but at my own expense. It smelled fine so I took it. I don't care if they take forever to close I just don't want to ship money to an outright thief. It seems ok to me especially if they are willing to use a closing company of my choosing.

Thoughts?

I think it went "low", because it's a "Silver" week. Not because of the seller. In fact, "I" think the price is high for a "Silver" week.

Check on the Marriott forums, specifically with Dioxide, he tracks the Marriott prices and other Marriott info.

Not at Ocean Pointe. Not even close. The seller seems to have disappeared. I was waiting on the purchase agreement and the estoppel. The seller may have realized how low the price is compared to what it should be. I will give it a couple more days before leaving the negative feedback. I did notice that this is a company that has gotten heavy negative reviews and scam reports in the past. I also found the same guy on Facebook with no posts since July and a reference to a website where the domain was not renewed.
 
Did you notice that only 1 of 20 feedback points was from a sale transaction, the remainder are purchases

I noticed. On the surface it's high risk but cheap. Digging deeper he was more than willing to disclose estoppel as well as let me use another closing company, the latter I won't actually do. On top of this they are in Daytona so I can come by face to face.

He just got back to me and said they are behind with an office move but it's still a go. We will see.

I'm used to seeing a lot of Marriott Silvers go for a penny with free closing costs, if their not in Hawaii or the Caribbean.

Anyway, I looked at the eBay completed listings for Ocean Pointe 2-Br L/O Silver Comp's. It looks like Silvers have been selling between $406 and $880. I even saw one that was listed for 1-cent and didn't sell, but it did sell the next time that it was listed. So looks like the price that you paid is in the ball-park.

What may have turned some people off of this TS, it would me, is that "The 2013 week is used", meaning that it was probably put into the owners II account. So, your 1st use year won't be until 2014. Make sure they don't try and collect 2013 MF's from you, but make sure that 2013 MF either has been paid or will be paid prior to the deed being recorded and escrow closed. Given that I didn't get my Marriott MF until last month, the MF was due on 1/21, this guy has had the estoppel, and he's a PCC: My gut feeling is that the 2013 MF has NOT been paid. I say, don't give him any money until you see a Marriott Ocean Pointe estoppel.

Let us know how it works out.

I have been tracking Ocean Pointe prices for a long time and no way in hell do Silver weeks go for a penny. They have never gone that low unless maybe you are a PCC and cold called a clueless seller. That $406 you saw is this actual listing that I am navigating on the purchase. That $880 you saw never reached the reserve and the seller won't budge anywhere near that price. I tried :(

Many times you will see an ended auction with no bids or a low price. What happens is the seller canceled it early and sold it on the side.

This is not going through. Apparantly the original owner reneged on the agreement. I can't blame them. They likely found out they could sell to Marriott for real money rather than paying the PCC.
